  Homeowners who used a real estate professional to sell their homes reported a 50 percent better closing rate than those who went it alone, according to a new consumer survey by HomeGain. Fifty-nine percent of home owners that used a real estate professional to sell their home were successful vs. 39 percent of for-sale-by-owners, reflecting a 50 percent higher closing rate for those home sellers using a professional.Eighty-one percent of homeowners that used a professional to try and sell their homes said they would use a professional again for their real estate needs. HomeGain found that 17 percent of potential sellers would try to sell their homes on their own, a significantly higher number than the 9 percent market share for FSBOs reported in the National Association of Realtors’ 2010 Profile of Home Buyers and Sellers.  FSBO rates as measured by the NAR Profile over the years has fallen from 14 percent of sales in 2003 to 9 percent last year.  However, the HomeGain data m

  The New York City housing market continues to show signs of distress, especially in the outer boroughs. Sales volume dropped by nearly 33% in the fourth quarter of 2010, compared with the fourth quarter of 2009, while median prices in the fourth quarter remained almost 9% below the same quarter in 2009, according to the Furman Center for Real Estate and Urban Policy's Quarterly Housing Update. Citywide median prices are still 28% below their peak in the fourth quarter of 2006. Manhattan, not surprisingly, has fared best. Prices in the borough are down only 10% from their peak in the fourth quarter of 2008. What's more, they are showing some resilience, ending 2010 up 6% from year earlier levels. In Brooklyn, prices fell 32%, compared with the fourth quarter 2009, and Brooklyn had the smallest decrease in sales volume of all the boroughs. Sales fell 25% compared with the fourth quarter 2009. Land Trust Lawsuit Against Lewisboro; Wolf Center Moves Forward - Bedford-Katonah, NY Patch

An ongoing legal dispute between the Town of Lewisboro , the Wolf Conservation Center and the Westchester Land Trust takes another step forward this morning in state Supreme Court  court. Oral arguments in the land trust’s lawsuit against the town and the wolf center are set to recommence at about 10 a.m. in White Plains. The trust’s suit, which was filed in September , stems from the town’s lease agreement with the wolf center to build a compound for wolves on an 8-acre strip of property located on the 380-acre Leon Levy Preserve. The trust believes the construction of the wolf enclosure would violate the terms of a conservation easement that already exists on the property. “We don’t think anyone should be in court,” said Debbie Heineman, the executive director of the wolf center. “The last thing anyone needs is two nonprofits spending days in court and filing legal papers.” The Leon Levy Preserve , located off routes 35 and 123, is a property that the town purchased from the Bell

Inman News™ U.S. home prices fell 3.9 percent during the last three months of 2010, back to where they were at the beginning of 2003 and near the low for the downturn set in 2009, according to the latest Standard & Poor's/Case-Shiller National Home Price Index. It’s also likely you’ve found evidence of “link hacking,” the unauthorized placement of links on an otherwise quality website via some sort of hacking mechanism. These are forms of link pollution , and much like real-world pollution, they can damage our search environment if left unchecked.
