Bedford Corners NY Real Estate | Tackling Tree Issues With Your Neighbors

When you buy a home, you’re not only purchasing the actual house, but the property and everything that comes along with it. Often, if you’re lucky, this includes a few trees that can add privacy, work as a noise barrier and ultimately increase your home’s value . However, a tree can also mean possible property damage and tussles with the neighbors. Talk it Out One of the biggest neighbor disputes involves property lines and trees that cross them. Although you as a homeowner have the right to trim anything on your property, or anything that crosses over onto your property, doing so could have disastrous results. “Property lines are a gray area,” explains Jim Burgess of Snohomish Arborists. He notes that the best option is to talk to your neighbor first before you take matters into your own hands. If you have a legitimate concern over a tree on your property, or on your neighbor’s property next door, you have every right to address it — even if your neighbor doesn’t agree with

North Salem NY Homes | Letter to the Editor: Lisa Douglas Sounds off on Spending - Bedford-Katonah, NY Patch

Way back in 2010, Rob Astorino vetoed the spending plan of the Super Majority. Their accounting gimmicks were seen for what they were, gimmicks. Astorino sent a letter to the Legislators stating that ‘Never in the history of our County has a C.E. or B.O.L. used any funds, surplus or reserve from the current ongoing fiscal year in an attempt to cover the cost of additional spending in budget being adopted for the very next budget year. Harckham and crew added $32.5 MILLION in spending back into the budget. To cover their expenses they raised our reserves and misrepresented their accounting by increasing the sales tax projection by $2.3 MILLION; added back $2.6 MILLION in nonexistent federal aid; took $5 MILLION from the general fund balance; they deleted $10 MILLION in funds that were set aside to pay for unsettled union contracts; and now they are ‘befuddled’? The Super Majority was warned about using our reserve funds as their private piggy bank to trick the voters. The rooster has

Katonah NY Homes | Higher Than Expected Tax Rates Approved in Katonah-Lewisboro - Bedford-Katonah, NY Patch

Homeowner tax rates approved by the Katonah Lewisboro school board Thursday night are slightly higher than the amounts projected in May. Though the overall tax levy, which was set in May at $99,783,239, has not changed the slight increase in projected and actual tax rates are a result of a decline in overall assessed property values, according to Michael Jumper, assistant superintendent of business, who presented the information at Thursday night's school board meeting.  The tax levy which is the total amount of money to be raised through property taxes to support the budget and tax rates are used to determine how much each taxpayer must contribute to the tax levy. Bedford Hills Realtor | New Home Boutique Opens in Bedford Hills - Bedford-Katonah, NY Patch

With the price of food and fuel eating into consumer discretionary spending, this is a tough time to be a boutique owner. In fact, during the first six months of 2011, Bedford-Katonah residents watched the doors close at Ruthyan’s Boutique, Chic Trends, Tony’s Cigars, the Greener Cleaner, and Monroe’s Vintiques.  But when one door closes, another opens, and in Bedford Hills, these newly opened doors belong to the Bedford House . Lesa Vogliano said she realized the need—even in this tough economy —to have a source for those on a quest to create a comfortable, functional, and beautiful home environment. In June, Vogliano joined forces with furniture designer Dennis Anderson to launch the Bedford House. “It occurred to me that sellers and buyers alike would benefit from a shop like Bedford House. A place where they can consign fine furnishings should something no longer suit their life or style, an advantage when upsizing or downsizing. Also we would offer our services for staging wit

Steven Spinola, president of the Real Estate Board of New York, the 12,000-member trade organization, said the industry's main concern is the impact a debt ceiling default could have on projects financed with tax exempt bonds. "If there is no agreement and our credit rating goes down, what will that do to interest rates?" Spinola said. He said many landlords have multi-family apartment building

The owners of a large Noyac home are facing legal trouble after Southampton Town code enforcement discovered they had rented it to 25 guests, illegally converting various spaces to bedrooms, according to the town. Source: IMDb Starring roles in cult films like 1986′s “Blue Velvet” and 1995′s “Showgirls” helped hoist Kyle MacLachlan’s acting career onto the red carpet. Though his “Showgirls” participation was admittedly embarrassing , he has achieved more recent success from the smaller screen as TV series regular Orson Hodge on “Desperate Housewives” and the ever-so-suave Trey MacDougal from “Sex and the City.” The majority of MacLachlan’s career has moved him back and forth between Los Angeles and New York City, where finding homes in both entertainment capitals a necessity. According to Real Estalker , MacLachlan’s primary residence is in the Big Apple with his wife and child, but the 52-year-old actor has simultaneously owned a cozy “English country inspired compound” in Hollywood Hills since 1992. South Salem NY Real Estate | Fed Sees Few Gains in Housing Market

The U.S. housing market remains anemic, with little change seen in the early weeks of summer, the Federal Reserve reported today in its most recent snapshot of the nation’s economy. Residential real estate sales throughout the nation were largely unchanged from late spring, according to the Fed’s latest Beige Book report on the nation’s economy, released today. Most of the nation’s 12 Federal Reserve Districts reported that home prices were flat or declining in the most recent six-week period, although the Minneapolis, Richmond (Va.) and Atlanta districts reported increased sales activity. Residential construction activity increased in the Minneapolis District during the current reporting period, but otherwise remained flat or down in the rest of the nation. At the same time, construction and other activity in the rental residential market was generally up across most of the nation, as economic uncertainty, tight credit and foreclosures continue to push more Americans toward rental ho

Riding out a tough real estate market Cycling gives agent a fresh perspective on daily work It all started off with a small announcement in the community activities paper: "First Annual Fondo." "A scenic journey through pine trees, mountain landscape and luscious lake country. Recreational bicyclists and professionals alike will enjoy this fun 85-mile ride through some of the most beautiful country Oregon has to offer." I was intrigued. I love to bike! My 1988 Schwinn emerald-green-with-black-splatter-paint mountain bike has taken me lots of fun places: the video rental place, the coffee shop, the park. Why not majestic, scenic beauty? I imagined myself cruising past a clear blue lake and waving at the kids with fishing poles. I casually told my husband this Fondo thing would be a great adventure -- like hang gliding or hiking K2. But he agreed with me. "Oh, but it's next month," I read. "We'd have to train pretty hard." He

New short-sale scams on the rise Lenders, seniors losing money on 'back-to-back' closings Crooks always look for a new wrinkle, and short-sale scams are quickly moving to the top of the fraud world. According to a new study just released by CoreLogic, short-sale fraud is expected to rise 25 percent in 2011 with lenders and servers incurring losses in excess of $375 million. The primary states of concern are California, Arizona, Colorado and Florida. However, short-sale fraud is also popping up in other states. Deb Bortner, director of consumer services for the Washington State Department of Financial Institutions, was one of many state officials to say there was anecdotal evidence that short-sale fraud is on the rise. A short sale is a real estate transaction in which the borrower, being unable to pay the mortgage on the property, is permitted by the lender to sell the property "short of" -- or less than -- the total amount due. Hence, the lender accep

Talking about a real estate revolution Could discontent lead brokers to break away from MLS? SAN FRANCISCO -- A broker revolt over multiple listing service policies could become a reality if the playing field among brokerages is perceived to be uneven, and some participants in a two-day Data Summit event also suggested that a new national entity be established to help the industry manage its data. In referencing a controversial franchisor IDX (Internet Data Exchange) policy that was approved by the National Association of Realtors in November 2010 and amended in May 2011 , Robert Moline, president and chief operating officer for Home Services of America, said that "each and every broker has always had their own choice on where their data went," while the controversial policy -- still under review -- could dictate "where your data is going to go." He added, "If it gets to the point that brokers are paying the cost, and getting very little ... (th

The rise of consumer-centric real estate Keep clients top of mind when it comes to tech SAN FRANCISCO -- Reluctant to engage in social media? Wary of sharing too much of your real estate data? Camera-shy? Get over it -- a successful real estate business plan puts the consumer, not the agent, at the center, said several speakers at this week's Agent Reboot event in San Francisco. "The consumer does not care how many awards you have on your business card. They couldn't care less that you're No. 1 since 1987 in your service area. They care about the service you're going to provide. It's a consumer-centric era," said Sherry Chris, CEO of Better Homes and Gardens Real Estate. "The consumer is king. Case closed. Period. There is no going back." When Chris first started in real estate 30 years ago, the industry was "very broker-controlled" and then shifted to focus on the agent, she said. "We told the consumers what they were go
