Pending home sales up for first time in six months | Bedford NY Real Estate

Pending sales of homes slightly rose in November, the first gain in six months, signaling that upcoming activity could tick higher, the National Association of Realtors reported Monday.                                         NAR’s index of pending home sales increased 0.2% last month to 101.7, slightly above a 10-month low of 101.5 in October, but down from 103.3 in November 2012.                                         “We may have reached a cyclical low because the positive fundamentals of job creation and household formation are likely to foster a fairly stable level of contract activity in 2014,” said Lawrence Yun, NAR’s chief economist.                                         Stocks /quotes/zigman/12633936/realtime COMP +0.55% remained flat after the data’s release. Although higher mortgage rates have taken a bite out of housing-market activity, Yun said sales in 2013 will be the highest in seven years. Buyers are

In 2014, I’ll be watching a couple of new technologies that could bring about some big changes in the way our industry works. I’m particularly interested in Google Glass, set for a still undisclosed but imminent public release, and iBeacon, which is already out there, but not yet comprehensively implemented. Google Glass , of course, is a computer you wear like glasses, with an optical display, a smartphone-type interface and voice commands. IBeacon is a Bluetooth Low Energy system that allows small transmitters to send push notifications to iOS or Android devices, such as Google Glass, in their vicinity. We have some basic awareness of these new gizmos, but we’re just not quite sure how they’re going to emerge, whether they’ll catch on, and what differences they’ll make. But when you think about pairing the two of these in an information-sharing environment, very powerful capabilities emerge, and the potential is enormous. As a minor example from our little part of the pictur

73% of US online adults use social networks; 71% use Facebook, more than LinkedIn, Pinterest, and Twitter combined | South Salem NY Realtor

The latest figures come from Pew Research Center’s Internet Project. Unsurprisingly, Facebook continues to lead the pack: What may be surprising to some, however, is that more Americans who are online use Facebook than the next three most popular social networks. While Facebook has a 71 percent penetration rate, LinkedIn, Pinterest, and Twitter combined add up to just 61 percent. http://thenextweb.com/insider/2013/12/30/73-us-online-adults-use-social-networks-71-use-facebook-linkedin-pinterest-twitter-combined/?utm_source=newsletter&utm_medium=email&utm_campaign=daily#!qZT5H

1,000+ Sign Petition to Keep LES Open | Lewisboro Real Estate

Save Katonah-Lewisboro Schools reached a major milestone yesterday. More than 1,000 individuals have signed a petition to keep Lewisboro Elementary School open in 2014. The petition asks the Board to properly, fully and inclusively address all relevant issues of all stakeholders in order to serve the short- and long-term best interests of the community . The Board of Education continues to refer a small group of families that are interesting in stopping the school from being closed. However, 1,000+ individuals is not a small group. Given that voter turnout for the last school budget vote was 1,926 votes, we view the petition to be a political mandate for the Board to suspend the current timeline in order to properly address all relevant issues. Please sign this petition and ask local relatives, friends and neighbors to do the same, to ensure our voices are heard and we can influence the outcome of this process. The Board will hold one more public hearing on 1/16, with a final

Real estate drone tours: Pioneers are learning on the fly | Bedford Hills NY Homes

Rob Seaver could tell that the pilot was concerned. The clearance between the bridge and an overhanging tree branch was only about 5 feet, he said. It would be a tough fit for the drone. “The other guy from their team was standing on the bridge ready to grab it in case something happened,” Seaver said. Thankfully, the airborne vehicle glided through the gap, securing flyover footage of a creek bed in Westmoreland Park in Bethesda, Md. The close call in the park was just one of several difficulties that Seaver — marketing manager for the Bethesda-based Wydler Brothers , of the brokerage Long and Foster — encountered in helping to produce a neighborhood tour of Westmoreland Hills that featured footage captured by a drone. - See more at: http://www.inman.com/2013/12/27/real-estate-drone-tours-pioneers-learning-on-the-fly/?utm_source=20131227&utm_medium=email&utm_campaign=dailyheadlinesam#sthash.mySf4nP3.dpuf

Small lenders taking bigger piece of mortgage market pie | Pound Ridge Homes

With bigger banks dealing with legacy issues from the housing crisis, smaller lenders are emerging as formidable competitors, staking their reputation on customer service, the New York Times’ Lisa Prevost reports. Just five of 2006′s top 20 mortgage lenders are still in business today, a December report from Fannie Mae shows. In the first half of 2013, the top 10 mortgage lenders captured only 60 percent of the market, down from 80 percent in 2010. Up-and-coming newcomers include First Choice Loan Services, Loan Depot and Quicken Loans. Industrial techniques achieve the sublime in these 5 examples of mechanical walls that move | North Salem NY Homes

Image
Kinetic architecture, which moves or changes to adapt to seasonal, functional or daylight requirements — or just for the heck of it — has roots dating back to medieval times. A castle’s drawbridge served as a multifunctional kinetic wall, door and footbridge. The futurists and constructivists of the Russian art movement of the early 20th century explored kinetics by infusing their proposals with notions of highly mechanized, sleek, modern, industrial construction. Today architects are afforded the freedom to explore kinetics even further because of advances in materials coupled with interesting uses of both old and new technologies. Planted living walls, windows that change aperture based on the amount of light they receive and single doors the size of an aircraft are just a few examples. But while these differ in their execution, they share in the truly stunning spatial effects they create. And it’s easy to fawn over the bespoke nature of some of these constructions. The ones that per

Mortgage rates get a break from incoming regulator | Mt Kisco NY Homes

The nation's largest mortgage lenders are rushing to keep up with the latest flip-flop from the agency that oversees mortgage giants Fannie Mae and Freddie Mac, the Federal Housing Finance Agency.    In an oddly timed email sent to a handful of reporters late Friday, Rep. Mel Watt, D-N.C.-who has been confirmed as the new head of the FHFA but not yet sworn in-made a major announcement that will directly affect mortgage rates. He said he would delay a decision made by current acting director, Ed DeMarco, to hike fees charged to lenders by Fannie and Freddie. "I felt that it was important to announce my intentions now because of the prospect that some lenders could start to price the announced changes into the market well before the effective dates of the changes outlined in the FHFA's December 9, 2013 News Release," Watt wrote in the email sent from his personal account. The "prospect" was already a reality. Earlier Friday, Citi put out a

House prices to rise by 8% in 2014, says Halifax | Cross River Real Estate

House prices will end 2014 between 4% and 8% higher than they start the year, but it is "too early to talk of a housing bubble", the UK's largest lender has said. Further economic recovery and continued low interest rates should support the market, according to Halifax, but several factors – including continuing pressure on household finances – should limit the increase. The lender has reported a 7% increase in prices in the first 11 months of 2013, which puts the average UK house price at £174,910 at the end of November. An 8% increase would push this up by more than £1,000 a month to £188,903, which is still some way from the £199,612 peak recorded in August 2007. Halifax's chief economist, Martin Ellis, said: "Despite the recent gains, house prices remain 12% below their August 2007 peak, and transactions in 2013 are still around a third below the average for 2006 and 2007. "House prices are also lower in relation to earnings, with the average

Area Housing Prices Have Skyrocketed | Katonah NY Real Estate

Home values in the Northwest Corner have been skyrocketing in the past decade and more than doubled property prices in some communities, according to a new report. Median Prices Triple The report shows median home values in Salisbury to be up almost 160 percent from 13 years ago, followed by Sharon at 120 percent. This growth far outdistances the 80 percent average of both the rest of the county and the state. The housing data profiles were compiled by the Partnership For Strong Community, a non-profit organization aiming to end homelessness, develop healthy neighborhoods and to create more affordable housing opportunities for workers, young professionals and families. Data were drawn from the 2000 Census, the American Community Survey (2007-11, 2009-11 and/or 2012), 2-1-1 data from the United Way of Connecticut, population projections from the Connecticut State Data Center, foreclosure data from the Warren Group, and Affordable Housing Appeals List data collected by the Connecticut De
