Home prices began double-dipping months ago, but now that S&P/Case Shiller has chimed in, it really must be so.     This report is the most widely-followed home price index, equally quoted in bank boardrooms, Treasury Department back rooms, and Congressional Committees.   The report finds home prices in Q1 of this year are now 2.9 percent below the previous quarterly bottom in Q1 of 2009, effectively giving up all the gains of the past few years, which were of course fueled by the home buyer tax credit .   "Just about everybody agrees we're going to miss the seasonally strong period in 2011, which we should be at the very beginning of right now with May, but nobody thinks that will make any difference," says S&P's David Blitzer.   According to a post early this morning on the Wall Street Journal’s influential AllThingsD blog , flash couponing/daily deals behemoth Groupo n is in talks with location-based services (LBS) innovator Foursquare , in which nearby coupons would be integrated with everyone’s new favorite pastime of checking in. In an article I wrote f or CMO.com late last year , LBS and flash couponing were two of the trends I advised marketers to watch out for in 2011.  A tie-up between the two biggest names in the business would only provide value for marketers (‘one-stop shopping’) and can drive innovation in the industry. Top 10 real estate websites in April AOL Real Estate continued its steady upward climb during April in rankings of the Internet's most popular real estate websites compiled by Web metrics firms Experian Hitwise. After rising from 16th to eighth position to break into the Hitwise top 10 in March, AOL Real Estate continued to boost its audience in April, rising to fifth place with a 2.91 percent market share in the real estate category, Hitwise said. The rankings of the top four real estate sites were unchanged from March. The latest numbers from Hitwise show Realtor.com was the most popular real estate site on the Internet in April, with a 6.5 percent market share, followed by Yahoo Real Estate (6.1 percent), Zillow (5.52 percent), and Trulia.com (4.75 percent). What makes real estate 'prime'? Mood of the Market I'm fascinated by the concept of "prime real estate." In fact, I apply it in all areas of life -- some of which would cause quizzical looks in a crowd of real estate professionals. When dealing with difficult people and relationships, I've been known to evict them from my prime mental real estate. What my mother might call tailgating, I call the highest and best use of prime, rush-hour, freeway real estate. Luxury homes have been spending about 16 percent less time on market since early March even though inventories have been rising, which is normal during the Spring buying season, according to the latest weekly report from the Institute for Luxury Home Marketing. Days on market for all homes priced over $1 million has fallen to an average of 118 days, according to the latest weekly ILHM report, which is prepared by Altos Research.  The spring time decline reflects a national trend in days on market measured by Altos, one of the few research firms that reports the number of days properties are listed on a multiple listing service. Declining days on market coupled with rising inventories suggests that demand is getting stronger for upper tier properties, many of whom have undergone more than one price reduction.  By contrast, when properties languish on market longer, pressure grows for price cuts.  The ILHM reported 36 percent of properties have experienced a price reduction and

April data still arriving shows a substantial air pocket, which the usual suspects discount as the temporary effect of gasoline prices and supply-chain disruptions after Japan's March 11 earthquake. There's more to it than that: the Chicago Fed's national index dropped from +0.32 in March to -0.45 in April, and -0.7 would signal new recession. First-quarter gross domestic product was widely expected to be revised up from 1.8 percent but was not, and the consumer spending account was revised down a half-point. Pending home sales fell 11.6 percent from March to April and were down 26.5 percent from a year ago, when homebuyers were rushing to beat the expiration of federal homebuyer tax credits, according to the National Association of Realtors' Pending Home Sales Index. The index, which tracks homes under contract, is a leading indicator, and the latest data suggest home sales will drop off in May and June. NAR chief economist Lawrence Yun said the trend in pending home sales is "disappointing," implying a slower-than-expected market recovery in coming months. Yun said rising oil prices slowed the economy in April -- a view shared by other analysts -- and he also blamed bad weather. via inman.com

Short-sale agents, buyers get short end of stick Letter to the Editor Dear Editor: There's one BIG change that would make the recovery faster, smoother and more vigorous. All short sales should be at preapproved prices. They shouldn't be allowed to go into the multiple listing service until the banks have agreed to the price, terms and conditions -- including and especially how deficiencies and seller contributions will be handled. Why? Because we have too many willing and able buyers who get their hopes up and then are trapped in a short-sale contract, with slim chances of successfully owning the house. Unless the buyer is in contract on multiple houses, they're out of the market waiting for something that probably won't happen. Having multiple contracts hurts the sellers, as these buyers are going to drop out as soon as one of their "deals" comes together.
