Securitization led to riskier corporate lending: NY Fed ( you think?) | Armonk Homes

2/4/13 3:17pm A heavy reliance on the loan securitization model not only led to a crisis in the housing market, but similarly led to riskier corporate lending, according to researcher João Santos with the Federal Reserve Bank of New York. Santos released a report Monday, saying historically banks kept loans on their books after origination, but this model was replaced with a preference for selling off loans on the secondary loan market. Corporate lending wasn't immune to this trend, Santos claims. "The securitization of corporate loans grew spectacularly in the years leading up to the financial crisis. Prior to 2003, the annual volume of new collateralized loan obligations (CLOs) issued in the United States rarely surpassed $20 billion. Since then, this activity grew rapidly, eclipsing $180 billion in 2007," Santos wrote. Santos says corporate loan securitization gave banks a chance to get these loans off their balance sheets. As housing prices nationwide start to recover from their depths, home prices in Silicon Valley are close to an all-time high. Many Silicon Valley cities have come nearly all the way back from the real-estate bust of just a few years ago, in terms of how much buyers are willing to pay per square foot for existing single-family homes. Driven by technology employees looking to buy and a constrained housing supply, Los Altos, Palo Alto and Burlingame have registered the strongest comebacks. Housing Prices Keep Slow, Steady Climb Up: Case-Shiller | Armonk Real Estate

Home prices increased in September in most major U.S. cities, more evidence of a housing recovery that is providing a lift to the fragile economy. The Standard & Poor's/Case Shiller national index measuring prices in 20 cities rose 3 percent in September compared with the same month a year ago. Prices also gained 3.6 percent in the July-September quarter compared with the same quarter in 2011. ( Read More : Yes, Housing Starts Surge, but Rentals Are the Drivers ) Across the nation, prices increased in 18 of 20 cities. Phoenix prices jumped 20.4 percent over that stretch to lead all cities. Prices in Atlanta showed a modest 0.1 percent increase, ending 26 straight consecutive year-over-year declines. Prices also rose in September from August in 13 cities. Five metro regions posted declines, and two were unchanged. Monthly prices are not seasonally adjusted. via cnbc.com

STORM UPDATE -  MONDAY,  NOVEMBER 5, 2012 As of 10:00  am  today, 2120 homes have been restored to power.  We still have 54 % of our Community in the dark.  There are crews working in all parts of  North  Castle  again today.  Please be aware that crews are specializing on different functions of the restoration effort.  Tree crews, for instance, don't restring electrical lines.  We are coordinating the logistics of this effort to expedite restoration.  We expect to see major improvements today and tomorrow. Calif. Lawmakers Oppose REO Rental Program | Armonk NY Real Estate

About 20 California congressional lawmakers have joined forces to urge the Federal Housing Finance Agency to not conduct an REO pilot program in the state, arguing that it would harm the state’s housing recovery. The lawmakers sent a letter to FHFA Acting Director Edward DeMarco saying such a program would increase the losses to taxpayers and the government-sponsored enterprises. The FHFA launched an REO sales program in February, in an attempt to unload the high inventory of foreclosures held by Fannie Mae and Freddie Mac through bulk sales to investors. California holds the highest number of Fannie Mae’s REO inventory, with nearly a quarter of its REOs located in that state alone. The California Association of REALTORS® applauded the lawmakers for speaking out against REO sales program. CAR has been a critic of the program, saying that housing inventory in the state is very low and demand is high. Such a program would do more harm than good, the association argues. According to...

Lured by low mortgage rates, many homeowners have been rushing to refinance . Interest is gaining for good reason: Eligible borrowers can lock in rates that haven't been this attractive in decades. "With interest rates hovering around 5% for conforming loan amounts, homeowners should begin to seriously consider refinancing into a new fixed-rate mortgage, especially if they currently have an adjustable-rate mortgage," said Lisa Weaver, president of Columbia, Mo.-based Certitude Financial Group. And don't drag your feet, either, she said. Rates on jumbo mortgages are still high, she said, but the national average rate on a 30-year fixed-rate conforming mortgage is the lowest in at least 37 years, according to Freddie Mac.
