How the Weather Can Save You Money | Bedford Real Estate

Some summertime savings could be headed your way as new energy projections show a decrease in electric bills this summer,  The Wall Street Journal  reports. According to the  U.S. Energy Information Administration , the average household will pay $395 for electricity in June, July and August, a solid 2.5-percent decrease from last summer. Assuming these projections hold true, this will be the third summer in a row with lower electrical spending. But unlike the last two summers, this drop in bills has nothing to do with lower electricity rates. Lower temperatures are the reason Americans use less air conditioning and pocket some extra cash. After three blistering summers, government forecasters are saying that this summer’s temperatures will align more with the average levels. Since air conditioning is the main culprit for larger electricity bills in the summer, households can turn off their AC units and find other ways to cool off homes, causing the ...

MarketVideos.com: the next best thing to hit real estate video marketing | Bedford Real Estate

One of the biggest challenges in real estate marketing today is creating video content. Let’s face it, agents are not meant to be self-producing video creators. There is a learning curve to production, post-production, equipment, storyboarding, and the list goes on. And yet, the first thing you’ll hear from the experts is that video marketing is one of the trends that has a large impact on search engine optimization, mobile marketing, capturing attention, and traffic.  All true.  So I think you’ll like the news that was released today. Out of Orlando, Fla.,  MarketVideos.com  has just released its agent-focused video marketing platform, which offers turnkey, hyperlocal market data from an agent’s MLS area in a beautifully produced video that is branded and customized by the agent. The Importance of Facebook's Graph Search | Bedford NY Realtor

Image
I have not exactly been a Facebook fanboy over the years. That may well have changed yesterday with the announcement of Facebook’s Graph Search, which seems to address two of my fundamental concerns with the world’s most popular online site. First, until yesterday, I saw no compelling reason why people needed to stay at Facebook. We are there because our friends are there. We are there because we can get deals by liking a brand. We are there because it is the state of social networking today. These are not such compelling, defensible and sustainable features that they ensure we will not wander off. Second, Facebook is a walled garden. It is a closed social network in a universe designed to be open. History has not been kind to closed systems and I have felt Facebook needed to open up or eventually people would just wander away as other amusements, innovations and marketing platforms popped up elsewhere. The social graph has existed for some time, and it has made Facebook more k...

Bedford NY Real Estate | YouTube Videos That Missed The Top 10 Cut In 2012

Image
When YouTube released their Top 10 Viewed Videos of 2012, that meant a lot of videos that reached a very high level of engagement were left out of the party.  Last year, I found a handful of videos that also deserved to be mentioned.  YouTube is still hard to navigate when you are trying to narrow down a search properly for this type of list, as I complained about in that very post.  YouTube very much doesn't want you to know this stuff.  But hey, it's our secret.  The following videos either didn't make the cut because they didn't meet certain criteria or they didn't collect enough views in time for the Top 10 list. The Videos That Didn't Make It: Other Top YouTube Smashes From 2012 I had to weed through 40 pages of a vague search to come up with these.  Some of these videos probably should have made the list.  Some of these would have made the list if they had been released earlier.  We've seen some absolutely amazing hits just in the pas...

Seth's Blog: Bigger vs. better | Bedford NY Real Estate

Bigger vs. better It's not always one or the other, but sometimes the trade-off is unavoidable. It's clear that more is not always compatible with our other goals. Like Sutton Place A Lot | Luxury NY Real Estate

Image
On Manhattan's East Side near the East River is Sutton Place, which includes some of the city's most exclusive enclaves. The neighborhood takes its name from Effingham B. Sutton, a 19th-century shipping merchant and entrepreneur who made his fortune during California's 1849 Gold Rush and then built brownstones on 57th and 58th streets in Manhattan. By the early 20th century, the area became filled with tenements, but wealthy families like the Vanderbilts later transformed it.  The ritziest part of the neighborhood is dotted with pre-war buildings and properties with intricate facades designed by Rosario Candela. Most of the apartments are in exclusive co-ops whose boards require buyers to put down at least 50% cash, local brokers say. While there are commercial areas on First and Second avenues, the most exclusive areas—at the neighborhood's most-eastern end—are completely residential, without restaurants or storefronts. Residents have included Marilyn Monroe a...

New single-family home sales rose in November but to a lower- than- expected rate , a government report showed on Thursday, highlighting the weakness in the housing market even as the broader economic recovery gains momentum.   The Commerce Department said sales increased 5.5 percent to a seasonally adjusted 290,000 unit annual rate after a downwardly revised 275,000 unit pace in October.   Analysts polled by Reuters had forecast new home sales rising to a 300,000 unit pace in November from a previously reported 283,000 unit rate. Compared to November last year, sales were down 21.2 percent.   Housing remains mired in weakness against the backdrop of a 9.8 percent unemployment rate and high foreclosures. Data on Wednesday showed sales of previously owned homes rose last month but remained at depressed levels.   At November's home sales pace, the supply of new homes on the market fell to 8.2 months' worth from 8.8 months' worth in October. Bedford NY Increases Real Estate Taxes With New Budget | Bedford NY Real Estate

Image
Barring unlikely last-minute changes, Bedford property taxes will climb 2½ percent next year despite across-the-board cuts in the town's discretionary spending. At a public hearing Tuesday, the town board formally unveiled its tentative 2011 budget, which calls for $25.1 million in spending, largely financed by a property-tax rate of $29.38 and higher fees for town services. The budget presented Tuesday night would automatically take effect Jan. 1 if the town board does not act on it by Dec. 20. It cuts all departments' spending, as it has for the past three years. In 2011, however, the departmental funding reductions, averaging about 10 percent, will extend to the town's three libraries, which had been spared in the earlier economies. Saying he spoke for all the libraries, Ed Baum, president of the Katonah Village Library board of trustees, told the board, "We are living in an atmosphere of great uncertainty." Besides Baum, only Fiona Mitchell of Bedford ...

Home-mortgage rates climbed this week, with the average rate on the 30-year fixed-rate mortgage at its highest since the end of June, according to Freddie Mac's weekly survey of conforming mortgages, released on Thursday. Fifteen-year fixed-rate mortgages also rose this week, averaging 3.96%, up from last week's 3.81%, according to the survey. The mortgage averaged 4.32% a year ago.
