Noma Founder to Open Grand Central Food Hall | Mount Kisco Real Estate

Image
[Vanderbilt Hall when it hosted a Nespresso pop-up Facebook ] It's not officially a done deal yet, but Claus Meyer , one of the founders of Copenhagen's genre-defining restaurant Noma , wants to open a Scandinavian food hall in Grand Central Terminal that would have a balcony cafe , a grab-and-go coffee parlor, and a fancy "100-seat Nordic brasserie." This multifaceted Scandinavian dining complex would take over the landmarked Vanderbilt Hall space inside the station, which is where the annual holiday markets take place. Meyer and his team were the highest bidders of the 15 groups that sent in proposals for the space, and right now they're the frontrunners. Jeff Rosen, the head of real estate for the MTA, tells Flo Fab: "It just so happened that the highest rent proposal was also of the highest quality ." read more.... http://ny.eater.com/archives/2014/06/noma_founder_to_open_grand_central_terminal_food_hall.php

New reports suggest slow down in housing market recovery | Mount Kisco Real Estate

ALISON STEWART: For a few years now, we’ve been hearing a great deal about the nation’s housing recovery. But recent reports suggest that trend might be slowing. If it is, it could have a significant impact on the nation’s overall economic health. For more about this, we’re joined now by Michelle Conlin, she’s a senior correspondent with Reuters. And Michelle, the reports everybody’s sort of taking a look at, they say that existing home sales are at their lowest in about 18 months of July 2012 and new home sales are down by about 14 percent as compared with this time last year. So what’s happening in the past 12 to 18 months.   MICHELLE CONLIN: Well, one thing that’s happening, is that in order to have a health housing market you have to have a healthy first-time buyers group. I mean, first time buyers are the engine of the housing market and they have virtually been locked out of this market by various things. I mean one thing that they’ve been locked out by is pretty tight...

Kitchen Counter Goes to New Heights | Mt Kisco Real Estate

Image
Traditional counter heights are useful. They allow us to enter any kitchen and, even with our eyes closed, find the counter where we expect it to be. Despite this significant convenience, industry standard counter heights don’t work for everybody, because there’s no such thing as industry-standard human beings. You don’t have to stand for the one-size-fits-all mentality. I spoke with numerous designers who are bucking the norm to offer clients custom features that won't hurt (and might actually help) resale value. ROM architecture studio Save to Ideabook Email Photo The benefits of multiheight kitchen counters. Do you feel overexerted every time you prepare a meal? Architect and universal design expert Carol Sundstrom explains why this might be. “If you are short, reaching up and extending forward to chop on a standard-height countertop contributes to shoulder strain,” she notes. “If you are tall and constantly bending forward to see the food you're prepping bett...

More Consumers Expect Rates to Rise | Mt Kisco Real Estate

The share of consumers who believe interest rates will go up over the next year increased another 5 percentage points to 62 percent, the highest level in the three-year history of Fannie Mae’s July 2013 National Housing Survey. Consumers also expect home prices to climb 3.9 percent on average over the next 12 months, holding steady from the May and June survey results. At the same time, the share of respondents who say it is a good time to buy a house increased to 74 percent, while the share who say it’s a good time to sell a house increased to 40 percent, matching the survey high. “Consumers have taken the interest rate rise in stride. Expectations for continued improvement in housing persist, and sentiment toward the current buying and selling environment is back on track from its dip last month,” said Doug Duncan, senior vice president and chief economist at Fannie Mae. “These results are consistent with our own analysis of previous housing cycles, which finds that interest rates a...

As Home Prices Rise, Consumer 'Wealth Effect' May Be Smaller | Mt Kisco Real Estate

Image
The “wealth effect” is a term coined by economists to describe consumers’ tendency to spend more when their wealth has increased. It spurred the U.S. economy forward for decades as the market value of homes rose. It was easy for Americans to take out new mortgages and pocket the proceeds for trips to the mall or a second car. The equity extracted through these mortgages, known as cash-out refinancings, rose from $26 billion in 2000 to $321 billion in 2006. Home-equity loans, which do not require a new mortgage, also fueled the frenzy. Economists figured that every dollar increase in housing wealth produced an extra 3¢ to 5¢ in spending. Home prices are rising again, but the wealth effect “is much smaller,” says Amir Sufi, a professor of finance at the University of Chicago Booth School of Business. Sufi reckons that each dollar gain in housing wealth today may yield as little as 1¢ in extra spending. U.S. Department of Commerce data show that consumer spending has grown a...

ProBlogger Challenge: Create a Pinterest Persona | Mt Kisco Realtor

Image
I struggled a lot when I first started managing the Pinterest account for Digital Photography School . I knew that I wanted to focus on visual curation, and that I wanted to provide a comprehensive overview of techniques and tools. There were so many possible boards I could create and I didn’t know what was the best tactic or idea. Should I spin this topic off into a separate board? Should I avoid creating this board altogether? Then I accidentally stumbled across the concept of a Pinterest persona. My partner and myself are amateur photographers and I found myself asking whether I would be interested in the content that I was pinning. If it didn’t seem relevant then I wouldn’t pin it. This saved me so much time when making decisions and has allowed the DPS brand to maintain a very consistent focus. It’s what today’s Challenge is all about. 6 ways to increase your chances of being audited | Mt Kisco Realtor

Image
Now that we've entered the tax filing season, many taxpayers' thoughts naturally turn to the subject of IRS audits. What are the chances you'll be audited by the IRS? It depends. The overall audit rate is low. In 2012 only 0.94 percent of all individual taxpayers with incomes under $200,000 were audited. Taxpayers with incomes of $200,000 to $1 million were audited at a 3.7 percent rate. However, there are a number of ways to greatly increase your audit odds. Here are six: 1. Be a real estate professional There are no statistics available on how often real estate professionals are audited, but anecdotal evidence indicates they are in the IRS' crosshairs. This is particularly true for real estate pros who own rental property and claim rental losses. Unlike everybody else, real estate professionals can be exempt  from the passive loss rules that greatly limit the ability to deduct rental property losses from other nonrental income. If you cla...

Hubzu to open up auction marketplace to brokers and agents | Mt Kisco NY Real Estate

Image
Hubzu, the online marketplace and auction platform of real estate owned properties (REO), will open up its service for licensed brokers and agents and non-REO properties in early February, the company announced today. Last fall, Hubzu completed its name change from "GoHoming.com" and announced that it would expand its user base and begin to deal with non-REO properties. The 3-year-old site is operated by publicly traded Altisource Portfolio Solutions S.A., a provider of services to mortgage lenders, loan servicers, investors, mortgage bankers, credit unions, financial services companies and hedge funds. Traditionally, all of the listings on Hubzu -- about 4,000 active currently -- are lender-owned. Most listings come from another Altisource-held company, Hubzu general manager Scott Wielar told Inman News last fall. Hubzu's new "Direct-to-Broker" channel will allow brokers and agents to list properties, both REO and traditional, on the site for a ...
