Where to Put the Laundry Room | Cross River Real Estate

Image
Unlike the typical 10-foot by 10-foot kitchen or the 5-foot by 8-foot bathroom, laundry rooms have no standard size. That’s why many laundry rooms end up in awkward places or banished to a dark and dingy basement. “They become afterthoughts,” says designer Amber Linse. But if you’re lucky enough to have space for a washer and dryer in your home, it makes a job that everyone hates a bit more manageable. So homeowners and designers are always looking for the best solutions for where to put the laundry room. Should it be near the bedrooms? Or should it be off the kitchen? What about in a bathroom? The truth is, it depends on a variety of factors, including your lifestyle, how much laundry you do and whether you care if guests see your piles of dirty clothes come laundry day. “There’s never one be-all, end-all best spot,” says designer Joanne Padvaiskas. With that in mind, we wanted to explore the pros and cons of putting the laundry room in the kitchen, bedroom, closet, bathroom and mor...

Entire Italian Village for Sale on Ebay | Cross River Homes

If you ever wanted a little slice of Italy, here's your chance. An entire alpine village is up for sale on eBay . The auction for the town of Borgata Calsazio, just a few ski runs away from Turin, is real, with a "Buy it Now" price of a mere $333,057. But it's also a fixer-upper. The National Union of Mountain Communities, which is assisting the town's few remaining inhabitants in the sale, told La Repubblica newspaper that any buyer would have to restore the stone and wood homes under a master plan provided by the organization. While the hamlet may be one of the most picturesque Italian municipalities for sale, it's not the first. In recent years, the Italian state has turned to auctioning off monuments and properties to escape its crushing debt and the mounting expenses of maintaining these historic locales. In 2012, a Tuscan village went up for sale for $25 million. And earlier in 2014, the " most haunted island in the world ," off the shore fro...

Opening to Happy Garden Discoveries | Cross River Real Estate

Image
reat gardeners are great planners. However, there is an unknown variable that occasionally interjects itself in our most logical equations, that unpredictable thing called serendipity. It’s defined as luck in the form of a happy accidental discovery, and most of us intuitively recognize it when it happens to us. It puts a smile on our faces. It causes us to slow down and ponder what is really important in life. It causes the rose gardener in each of us to actually stop and smell the roses. For those new to gardening, serendipity can shock and surprise when it happens. For the artist or garden designer, the stage can be set through thoughtful placement of plants, beds and accessories. Still, serendipity is one of life’s fleeting mysteries. Embrace and celebrate it when it occurs. My goal in writing this ideabook is to encourage you to open your eyes to serendipity so that you don’t miss it when it next happens to you. Let us know what you see. After 8 years, the real estate market is finally looking normal again | Cross River Real Estate

The beginning of the last decade saw an unprecedented spike in real estate prices, which culminated in the bursting of the real estate bubble in 2006 and a financial crisis to boot. Then came the crash, and prices fell precipitously, with the Case-Shiller Housing Index losing 33% from its 2006 peak to the 2012 trough. But nearly just as quickly, investors flocked back to real estate as they realized that getting in at the bottom could be a great source of profit. Since the beginning of the housing recovery two years ago, the Case-Shiller index has regularly shown the national real estate market getting more than 10% pricier on a year-over-year basis. This rapid appreciation in prices has caused the inventory of homes on the market to shrink, as prospective sellers are wary of jumping into what looks like a buyers' market. This dynamic can be especially frustrating for first-time homebuyers who face the double threat of banks wary of lending to anybody but the most creditworthy an...

Slick minimalist kitchens | Cross River Homes

Image
Slick and uncluttered countertops and cabinetry create a minimalist look in this kitchen by RI Kitchen & Bath . “Less is more.” That’s the mantra of minimalists, who are drawn to styles and designs that use the fewest elements to create maximum effect. Clean lines and clear colors can lend a modern, sophisticated look to bedrooms, living rooms, dining rooms — and even kitchens. Kitchens? Yes, but if you’re like most homeowners, you’re going to have to adjust your thinking to get there. Whether you need to chop, mix, steam, warm, broil, roast, blend, core, toast, slice, dehydrate, tenderize or even butter your food — there’s a gadget for that. Architect and author Sarah Susanka fears this obsession with small appliances and assorted doohickeys is more about cluttering countertops than it is about simplifying food preparation. Even worse, she says, is the fact that homeowners often believe they need gargantuan kitchens to accommodate all their culinary contraptions. What...

Front Yard Can Be Verdant, But No Veggies in Miami Shores | Cross River NY Homes

Image
[Photo Via WLRN/Greg Allen] Pomegranate trees are fine. So are plastic pink flamingoes, probably. But Miami Shores homeowners may not grow vegetables in their front yards. Is it legal? Maybe. The persnickety zoning ordinance was implemented last spring. And then, apparently, Miami Shores Village employees went around telling people to dig up their vegetable bulbs: there would be no harvest. Ever again. A Shores resident forced to uproot a garden she had maintained for 17 years has sued the Village, while continuing to grow a bountiful variety of fruits, including pomegranates, papayas, blueberries, and pineapples. · Florida Turf War Blooms Over Vegetable Garden [WLRN]

Got a Second (Mortgage)? You Can Still Refinance With HARP | Cross River Homes

With mortgage rates remaining near historic lows, you may be able to save money on your monthly payments by refinancing — even if you a have second loan on your home. Under the government’s Home Affordable Refinance Program (HARP), millions of homeowners, even those who owe more than their homes are worth, have been able to save money on their monthly mortgage payments. Find out if you can, too. How can HARP help? HARP gives eligible homeowners who may not qualify for traditional refinancing because of a decline in home value a way to refinance to a lower interest rate and/or more stable mortgage payment. It’s the only widely available refinance program that allows homeowners with little or no equity in their homes to take advantage of today’s lower interest rates. Even if you have a second loan on your home and think you won’t be eligible to refinance because you owe as much or more than your home is worth, HARP might be an option. If you’ve made your mortgage payments on ...

Soaring Home Prices Spelling Long Engagements in Algeria | Cross River Real Estate

When Salim Medhi returned to his native Algeria after a five-year stint in Canada, he didn’t think he’d still be living with his parents eight years later. The 36-year-old accountant brings home 170,000 dinars ($2,000) a month, about four times the average household income in the North African country, and more in line with wages in Greece and Portugal . Yet with real estate prices rising by more than six-fold in the capital Algiers in 10 years to an average of 200,000 dinars per square meter, and no access to a mortgage, he can’t afford to buy his own home. “It’s crazy what is happening in Algeria,” said Mehdi, recounting his efforts to purchase his first home and marry his fiancée of four years. “With the current prices per square meter, I could buy a house with a garden in Montreal.” The shortage of affordable housing has sparked tension in a country ravaged by civil war throughout the 1990s, though Algeria so far has avoided the sort of unrest that spread across the Arab wo...

Updating the Rental Heatmap: Where to Rent Right Now | Cross River Homes

Image
It's been more than a year since we turned our attention to the hottest rental buildings on the market, so in honor of Renters Week, we're once again updating our Rental Heatmap (inspired by our friends at Eater ). Rental inventory is tight all over the city, and buildings fill up quickly, so the map is a little sparser than it has been in the past. We chose only buildings that have come to market in the past year , and, of course, only those with availabilities. They're listed in no particular order, but their "hotness" factor was determined by how fast they've leased units, how much buzz they've gotten in the news, and/or how the amenities stack up against the competition. Is there a building that should be on the list but isn't? Leave a comment or send a note to the tipline . http://ny.curbed.com/archives/2013/11/18/updating_the_rental_heatmap_where_to_rent_right_now.php

Colorado MLS adopts BIG technology that could allow it to take back control of listings | Cross River Real Estate

Another multiple listing service — Aspen-Glenwood Springs MLS, a 940-member MLS in Colorado’s Rocky Mountains — has brought on board technology developed by Bridge Interactive Group (BIG) that MLSs can use to take back control of the distribution of listings to third-party sites like Zillow, Trulia and Homes.com. Last month, North Alabama MLS made waves by announcing that instead of outsourcing distribution to syndication platforms like ListHub and Point2 — as hundreds of other MLSs do — it would use BIG’s software to take charge of the distribution of more than 14,300 listings its members represent. The Aspen-Glenwood Springs MLS, run jointly by two Realtor associations, has not yet made a decision to stop distributing its listings through its current syndication partner, ListHub, said Suzanne Frazier, the MLS’s executive vice president. But, Frazier said, Aspen-Glenwood Springs MLS will “probably look at it down the road.” Before making a decision of whether to drop ListHub an...

Rebounding housing market lands Dallas on U.S. real estate hot list | Cross River Real Estate

It’s a good time to sell a home in Dallas. According to new reports, prices are on the rise, and inventory is dropping. In a third-quarter report from Realtor.com , Dallas ranked sixth in the nation in the site’s "Turnaround Towns," an evaluator of acceleration in real estate markets. Citing a 10.6 percent increase in median listing price as well as a 15.7 percent drop in inventory in the city, Realtor.com found Dallas to be among the nation’s best in market acceleration. The median listing price for Dallas homes is now $210,000. What makes this noteworthy is that Dallas makes the list for the first time and joins a handful of other markets across the country that weathered the recession with relatively little volatility. That easier path to recovery has given Dallas a strong rebound, according to the website. It joins other cities, including Boston and Ann Arbor, Michigan, as stable markets starting to show up in the top 25 accelerating markets. "These marke...
