Millennials are not budging from their parents' basements, even though the job market is on the mend. One really big reason? Student loans.  Last year, the rate of 25- to 34-year-olds living at home  rose  to 17.7 percent among men and 11.7 percent for women, Census data showed last week. That is a record high for both genders. Rising co-residence rates are correlated more closely with student debt than with factors like economic conditions and the housing market, according to a  staff report  in November from the Federal Reserve Bank of New York. The regional bank  wrote  about the trend today in its blog called "Liberty Street Economics." This canceled the applications of approximately 65,000 individuals who were on the waiting list backlog for these two programs. Given that 70 percent of these applicants were from mainland China, and given the importance of Chinese investors to the Vancouver property market (especially in the high end), many analysts have predicted that this change in government policy will have a significantly negative effect on Vancouver-area real estate values. Before assessing what the true impact will be, let’s consider how these programs functioned, and where they had the most impact. U.K. Housing Market Seen at Risk of Overheating | Armonk NY Real Estate

Bank of England Governor Mark Carney may be struggling to prevent Britain’s housing market from reaching what he calls “warp speed.” About two-thirds of 27 economists in a Bloomberg News survey said property in the U.K. is at risk of overheating. The survey, published today, also showed that the outlook for the economy has improved, with forecasts for growth this quarter raised to 0.7 percent from 0.6 percent last month. Carney has already taken a first tilt at the market, ending some incentives on mortgage lending in a program the central bank started last year to boost credit. Miami Real Estate Double-Digit Price Appreciation Continues | Armonk Real Estate

Regional Spotlight—October marked the 23rd consecutive month where Miami’s home prices appreciated compared to year-ago figures, according to a new report from the 30,000-member MIAMI Association of REALTORS® and the local Multiple Listing Service (MLS) system. The median sales price for a Miami home in October was $220,000, a significant increase of 18.9 percent when compared to $185,000 during the same period last year. Moreover, median condo prices also showed double-digit appreciation. $86M to be spent on East River train tunnels | Armonk Real Estate

Amtrak will use $86 million in Superstorm Sandy federal recovery funds to improve maintenance of four East River tunnels that carry hundreds of thousands of Long Island Rail Road customers in and out of Manhattan every day, Sen. Charles Schumer announced Monday. In the year since the storm, several issues involving broken rails in the tunnels have led to hours-long delays for commuters traveling through Penn Station, Mr. Schumer noted. "These tunnels are the weakest link in the commute of hundreds of thousands of Long Islanders," he said. "By bringing them up to a state of good repair, we'll reduce the frequency of the maddening delays, reroutes and cancellations that currently happen far too often." Amtrak owns the four single-track tunnels that run under the East River to Penn Station, although the New York-based Metropolitan Transportation Authority operates the LIRR, as well as the New York City transit system and the Metro-North commuter line that run...

Smoke From Rockland Brush Fire Reaches Westchester | Armonk Real Estate

Smoke from a massive brush fire that's burned more than 50 acres in Rockland County has traveled across the Hudson River and into Westchester. The blaze, which started yesterday, is also visible in towns in the western portion of Westchester. Odor and air quality as a result of the fire have affected towns as far east as Lewisboro. The fire started at the landmark "TZ Rock" near Tappan Zee High School in Orangeburg before heading up the western portion of Clausland Mountain. Crews from 30 fire companies are battling the fire, which has not yet spread to any homes. Trulia updates agent iOS and Android mobile app | Armonk Real Estate

Trulia has updated its free iOS and Android mobile agent app with a new user interface and navigation, a searchable leads inbox and iOS 7 optimization. Other features of the 2-year-old app designed to help agents manage their leads from the marketplace include a new Gmail-like organization of leads into conversation format and an integration with news and tips from Trulia’s Pro Blog. Trulia last updated the app in January with the ability for agents to share listing check-ins and insights over Facebook, Twitter and their Trulia profiles. Last year, distribution platform ListHub notified Trulia and other third-party sites that it would not distribute listings to its agent-focused app, because of new guidelines that excluded the ability to send listing feeds non-consumer-focused locations, like Trulia’s agent app. The agent-focused app is part of Trulia’s strategy to provide enterprise-level tech solutions to agents who advertise with the firm, epitomized by its $355 million p...

But the fact is, Mike is taking credit for the fiscally responsible policies of my administration, which he actually opposed at every turn . Here are the facts: o Mike claims that he “led the Town to adopt fiscally responsible policies.” He actually did the opposite. In 2011, Mike jacked up the Fund Balance to the minimum 10% level Moody’s recommends by borrowing 2.5 million dollars . Raising the Fund Balance --our emergency reserves-- by borrowing is fiscally irresponsible. It creates the perception of financial health when no operational improvements have actually been made. Most consumers do not understand how credit and scores work. Even if an individual has experienced a bankruptcy, foreclosure, short sale, loan modification, or just extreme late payments on a mortgage they can still participate in home ownership/loan approval again. Recently there are loan types that include shortened waiting periods for those who experienced these extreme credit damaging events. To understand the total picture of improving ones credit we must look at not just the delinquent accounts but also the value of the rest of a consumer's credit portfolio. For example: Yesterday I reviewed a credit report with a Fico score of 724. This report included a short sale from August 2013. Fico has published information about how short sales impact credit scores and if you started with a 780 and had a short sale with no deficiency balance your score could drop as low as a 655-675.
