Despite the fact that inventory improved in April, and will have improved again in May,  Redfin  anticipates a lull in sales this summer. Months of bidding wars and record-low inventory earlier this year has finally taken a toll on some buyers. Rising interest rates are likely discouraging some buyers as well, writes Redfin. Report: Push for homeownership society causes unemployment | Katonah Real Estate

It may seem counterintuitive, but apparently a new study from leading economists David Blanchflower with Dartmouth’s Department of Economics and Andrew Oswald with the University of Warwick claims increases in U.S. homeownership actually lead to higher levels of unemployment. This suggestion counters the notion that increased homeownership activity is healthy for the economy, so take it with a grain of salt. The report, which is  available here , was covered on CNBC with the news agency saying the era of building an ‘ownership society’ is now blamed for causing less social mobility and employment options. Blanchflower and Oswald claim upticks in homeownership lead to lower levels of labor mobility, greater commute times and fewer new businesses. These issues eventually contributed to fewer employment opportunities, they suggest.   The fiscal cliff agreement reached Tuesday will extend a tax exemption for distressed homeowners. Without the extension of a 2007 law, mortgage debt forgiven in foreclosure, loan modifications or short sales would have been considered taxable income. The Associated Press   Expiring tax exemptions for homeowners facing foreclosure, a relatively uncontroversial response to the foreclosure crisis that had lingered for months on Congress' to-do list, will be extended in the fiscal cliff deal approved late Tuesday. Debt canceled through a foreclosure, a short sale or a loan modification on a primary residence was considered taxable income until 2007's Mortgage Forgiveness Debt Relief Act. Under the fiscal cliff bill passed by Congress and awaiting the president's signature, that forgiven debt will remain untaxed for another year. The first-time homebuyer share of home purchases fell to 34.7 percent in October, down from the 37.1 percent share in June and the lowest first-time homebuyer share ever recorded in the three-year history of the HousingPulse survey. The decline in first-time homebuyers participating in the housing market comes at the same time that purchases of non-distressed properties have risen significantly this year. In fact, according to the latest Campbell/Inside Mortgage Finance HousingPulseTracking Survey, the non-distressed property share of home purchases climbed to 64.7 percent in October, up from only 55.7 percent back in February and the highest non-distressed property share recorded by HousingPulse in its history. We did pick up 171,000 jobs in October , a little better than forecast, and revised up another 84,000 in prior months. However, the average workweek was unchanged for the fourth month in a row, and hourly earnings fell slightly, over the last year rising only 1.6 percent. "U-6" -- the measure of unemployment including "involuntary part-time" -- is still 14.6 percent. On net a brighter sign than the jobs report: the ISM survey of manufacturing in October crawled 0.2 further into positive ground at 51.7. Markets are flat, I think suppressed more by the election than anything, although stocks are clearly hurt by diminished earnings. The plan to eliminate the mortgage tax deduction was widely criticized, but the industry overreacted to the proposal. Turns out it's not that great for most of us. President Obama's deficit commission came up short of votes to command quick action in Congress of a bipartisan plan that recommended eliminating or reducing long-standing credits, including the popular home mortgage interest deduction. This isn't much of a surprise. While lawmakers acknowledge that the nation faces an incredibly worrisome debt problem and that a dramatic slash in spending needs to happen, the plan was politically unpopular from the start.
