Foreclosure starts plummet to six-year lows | Bedford NY Real Estate

Foreclosure starts recorded during the 12-month period ending in July fell to an activity level not seen since 2007, Lender Processing Services  said in its latest Mortgage Monitor report. The report overall showed loan delinquencies and foreclosures on a downward trajectory despite the new influence of rising interest rates and fears that the economy may be slowing coming out of the month of August. The delinquency rate month-over-month fell 3.96% with 6.41% of all U.S. mortgages delinquent, LPS data shows. Vintage loans originated after 2010 continue to outperform earlier vintages, which continually record higher delinquency rates. Meanwhile, the total U.S. foreclosure presale inventory rate hit 2.82%, down 3.46% from the previous month. Originations are beginning to feel the impact of higher interest rates, but July prepayment rates are equal to year ago levels, suggesting mortgage refis continue at a consistent pace. In fact, LPS notes that prepayments are equal to l...

Cubans on the move as new real estate market grows | Bedford Real Estate

“Its capitalist!” So goes the Cuban real estate description of a great house to buy. After President Raul Castro eased restrictions in 2011, the housing market is beginning to boom, though underground maneuvers are of course part of the wheeling and dealing. HAVANA — At an informal housing market on Havana’s historic Paseo del Prado, Renaldo Belen puts the hard sell on a prospective buyer under a tree hung with hand-lettered signs advertising homes for sale. A house near Boyeros, the avenue to the city’s airport, is being offered for the equivalent of $120,000, with all the amenities. “The house is beautiful. It has four bedrooms, a pool with a bar and a fountain with a lion’s head on top. Look,” says Belen, pointing to photos on the sign, “water comes out of the lion’s mouth.” Pausing for dramatic effect, Belen, one of the many touts, or “runners” working at the market, delivers what he hopes will be the coup de grace. “This place needs no work. It is of capitalist constru...

A Valhalla man was arrested early Tuesday after Westchester County Police said they discovered a large cache of commercial-grade fireworks stacked floor-to-ceiling in his basement on Saldi Lane. Police evacuated the area around the home Tuesday and closed the streets to traffic until the explosive material was removed. Stephen Surace, 53, has been charged with third-degree criminal possession of a weapon, a felony, first-degree reckless endangerment, a felony, and unlawfully dealing in fireworks, a misdemeanor. Surace will be arraigned in Mount Pleasant Town Court on Tuesday. Longworth said. Many of the fireworks were the type used in commercial fireworks displ...

Social Media is Key to B2B Content Marketing | Bedford Realtor

B2B marketers are distributing their content on social networks more than ever before.  A recent study conducted by the  Content Marketing Institute  and  Marketing Profs  confirms that content marketing remains a top priority for  B2B marketers, with the vast majority leveraging the practice as part of their marketing strategy. But many are uncertain about how to successfully employ the many tactics available to them. Content marketing is the art of communicating with your customers and prospects without selling.  It is non-interruptive — instead of directly advertising your products or services, you are communicating with your target audience by sharing valuable, free information. The core of this content strategy is the belief that buyers will be driven to do business with you if you provide valuable information to them on an ongoing basis. If you have a website, a blog, or maintain a presence on Facebook, Twitter, or other social n...

When Should You Enter The Real Estate Market? | Bedford Real Estate

Image
For all those  super cautious people  in the world, they have to be wondering if it is time to enter the real estate market. Should you consider a move today, or is waiting prudent? I would think that if you are happy with where you live, then  now is not the best time to buy a home . But if you have been  contemplating a move , you might want to consider these two very strong arguments that support now as the best time to buy a home. When Should You Enter The Real Estate Market There are personal reasons that should be the most important factors when you determine the best time to  buy a home . But once you determine that you are ready to move and want to time the market, consider the message from the two graphs below. Some Home Values Are Rising  - After six long years of declining home values, it appears the trend has turned for homes priced below $250,000 in Tallahassee. While  high end homes are still dealing with over-supply and...

Mortgage market of the past may hold some clues for the future | Bedford NY Real Estate

James Hagerty of the Wall Street Journal hosted a session on the future of America’s mortgage market this week at the  MBA Secondary Conference  in New York. The title of the session and the majority of the discussion assumes in some way that the mortgage market needs to be different than it is today. This leads me to wonder: Does the mortgage market need to be fixed and if so what still needs to be fixed? We are all well aware of the extent to which GSEs and FHA currently provide liquidity to the U.S. mortgage market. I suspect consensus on this development is that it is far from ideal. Private, not public, capital should be supporting the mortgage market at least more than it does today. But how much more? Think back to before the mortgage crisis: Public capital played a very significant role, and had historically done so in the U.S. mortgage market. The GSEs also brought something else to the market: standardization. Is this a role that the private sector is q...

Nothing to Fear from Zombie Houses | Bedford NY Real Estate

Are zombie houses where the monsters live in the latest Resident Evil sequel? Or are they fraternities decked out for Halloween? Neither. Zombie houses are what RealtyTrac is calling properties vacated by owners who have moved out and moved on with their lives after getting tired of waiting for their lenders to foreclose. In a new report, the first-ever “foreclosure inventory ” found 301,874 “zombie” properties have been abandoned by their owners. Last year at this time some 7.73 percent of all mortgages were more than 90 days delinquent, a function of the backlog of foreclosures in many states following Robogate. The entire foreclosure process, including filing notices of foreclosure on mortgages in default, has yet to return to its pre-Robogate pace, especially in judicial states. The real news is that serious delinquencies have fallen to 6.78 percent of mortgages in the fourth quarter, the lowest rate since 2008, according to the Mortgage Bankers Association. There proba...
