Westchester May See Traffic, Transit Delays After Metro-North Crash | Armonk Real Estate

Westchester residents can expect chaos on highways and rail lines for at least the next week as crews continue to repair damage caused by Friday evening’s train collision in Fairfield County, Connecticut Gov. Dannel Malloy said Sunday evening. “There are going to be substantial delays until we get this line back in full service,” Malloy said in a press conference. “Residents should plan for a week’s worth of disruptions. The delays will not be limited to mass transit, as more people get behind the wheel to drive and make their own connections.” Metro-North warned customers that travel times will be significantly longer and trains will be crowded Monday. Customers should stagger their work schedule or seek alternative means of travel to get to work, Metro-North said. About 30,000 train commuters are affected by the break in train travel in the Bridgeport-Fairfield area, Malloy said. I look German and even lived in the country as a child, but I speak the language only well enough to be dangerous.  I can order a glass of wine, but then the charade ends. My elderly aunt isn’t fooled. She has trouble understanding my ungrammatical babble. “Was sprichst du?” ( What do you speak ?) she asks. “Hoch Deutsch (high German) oder Platt Deutsch (Low German)?”  “Schlecht Deutsch (Bad German),” I reply. I speak well enough to get by, but not well enough to really say anything. And that was the problem. After three days in Germany, I had no beliefs, no opinions, no personality. Sometimes to get the attention of Congress, you need to hit it right in the constituents. And that's what the U.S. Postal Service did today in announcing it would stop mail delivery on Saturdays. Starting in August, the plan is, customers will continue to get packages and priority mail at home on Saturdays, and post offices will stay open, but no letters will go out. Postmaster General Patrick R. Donahoe says it will save $2 billion a year and allow the elimination of 22,000 jobs. Securitization led to riskier corporate lending: NY Fed ( you think?) | Armonk Homes

2/4/13 3:17pm A heavy reliance on the loan securitization model not only led to a crisis in the housing market, but similarly led to riskier corporate lending, according to researcher João Santos with the Federal Reserve Bank of New York. Santos released a report Monday, saying historically banks kept loans on their books after origination, but this model was replaced with a preference for selling off loans on the secondary loan market. Corporate lending wasn't immune to this trend, Santos claims. "The securitization of corporate loans grew spectacularly in the years leading up to the financial crisis. Prior to 2003, the annual volume of new collateralized loan obligations (CLOs) issued in the United States rarely surpassed $20 billion. Since then, this activity grew rapidly, eclipsing $180 billion in 2007," Santos wrote. Santos says corporate loan securitization gave banks a chance to get these loans off their balance sheets. Lured by low mortgage rates, many homeowners have been rushing to refinance . Interest is gaining for good reason: Eligible borrowers can lock in rates that haven't been this attractive in decades. "With interest rates hovering around 5% for conforming loan amounts, homeowners should begin to seriously consider refinancing into a new fixed-rate mortgage, especially if they currently have an adjustable-rate mortgage," said Lisa Weaver, president of Columbia, Mo.-based Certitude Financial Group. And don't drag your feet, either, she said. Rates on jumbo mortgages are still high, she said, but the national average rate on a 30-year fixed-rate conforming mortgage is the lowest in at least 37 years, according to Freddie Mac. The conforming loan limit in 2009 is $417,000 for most areas of the continental U.S. , although in designated high-cost markets it will be up to $625,500.
