Brynwood Cuts Housing For Revised Armonk Proposal | Armonk Real Estate

A revised redevelopment proposal for Armonk’s Brynwood Golf & Country Club includes fewer housing units and some site changes. Mark Weingarten, an attorney for owner Brynwood Partners LLC, gave an overview of the changes at the North Castle Town Board’s meeting on Wednesday, Nov. 5. The housing changes include a cut in the units to 80, down from 88 in a previous iteration. The new unit mix includes 63 condos that would be market rate, 10 “Golf Cottages” that would be taxed like single-family homes and seven affordable housing units. Additionally, Weingarten discussed a potential alternative plan, which would involve keeping 80 on-site units but replace the affordable units with seven market-rate condos. In exchange, eight affordable units would be built off site. This scenario depends on whether offsite space could be found, Weingarten disclosed. Mortgage applications climb 4.3% | Armonk Homes

Reversing four weeks of straight declines , mortgage applications climbed 4.3% from last week, according to the Mortgage Bankers Association ’s weekly survey of mortgage activity for the week ending April 11, 2014. The Market Composite Index, a measure of mortgage loan application volume, increased 4.3% on a seasonally adjusted basis from one week earlier. The Refinance Index increased 7% from the previous week. The seasonally adjusted Purchase Index increased 1% from one week earlier. The refinance share of mortgage activity increased to 52% of total applications from 51% the previous week. The adjustable-rate mortgage share of activity remained unchanged at 8% of total applications. The average contract interest rate for 30-year fixed-rate mortgages with conforming loan balances ($417,000 or less) decreased to 4.47% from 4.56%, with points decreasing to 0.32 from 0.33 (including the origination fee) for 80% loan-to-value ratio loans. The bloom may be officially off the boom in investment sales as they declined in 2013 for a second straight year after soaring in 2011 at the height of the large foreclosure inventories. Investor purchases declined 15.9 percent last year from the 1.23 million sales peak set in 2011. Investment-home sales fell 8.5 percent to an estimated 1.10 million in 2013 from 1.21 million in 2012. By comparison, owner-occupied purchases rose 13.1 percent to 3.70 million last year from 3.27 million in 2012. The sales estimates are based on responses from households and exclude institutional investment activity according to NAR’s 2014 Investment and Vacation Home Buyers Survey. Zillow Inc. is focusing on expanding on-the-go usage for StreetEasy.com, the New York City property-listings website it acquired in August , with plans to introduce a mobile application for more devices this year. Zillow will relaunch StreetEasy for the iPhone and add apps for Android and iPads, Chief Executive Officer Spencer Rascoff said. About one-third of StreetEasy traffic is from mobile devices, less than the two-thirds share for the Seattle-based parent company, he said. Zillow, which bought StreetEasy for $50 million and made the service free earlier this year, is seeking to boost the site's mobile usage as a growing number of New York apartment hunters search for property information on their phones and other devices.
