Cheapest Brooklyn Townhouses Available Right Now | South Salem Real Estate

Image
Brooklyn  townhouses  don't come cheap. In fact, they often come with  $3 million price tags , according to the latest market reports, but even that is a lot less than many mint condition homes . So in search of the best bargains ( once again ), we scoured  StreetEasy  to find 10 of the best (mostly) move-in ready  single-family homes * in Brownstone Brooklyn (plus the neighboring areas) and North Brooklyn for  less than $2 million . *It should be noted that there are dozens of good-looking two- and three-family homes in prime areas for less than $2 million, but we wanted a challenge. ↑ The most expensive offering on this list may also be the smallest. The listing for this  $1.8 million  townhouse in  Williamsburg  doesn't list the square footage, but the floorplan shows the house to only be about 25-feet deep. But it's brand new construction, and it was built to Passive House standards read more... htt...

Housing looks even better today than yesterday | South Salem Real Estate

The chief US economist for  Deutsche Bank , Joseph LaVorgna,  tweeted  some great news a little while ago. He push-posted an economic review of the housing industry that shows the recovery is doing even better than originally thought: “We believe investors still do not fully appreciate the direct positive effects a rejuvenated housing sector will have on the economic outlook,” according to the  report  LaVorgna is tweeting about. “When combing through the GDP accounts, we estimate that total housing-related spending — beyond just residential construction — accounts for a much larger share of the economy than some market participants currently may believe,” the analysts write. BANKS TO BERNANKE: Farmland Looks Bubbly | South Salem Real Estate

In February,  Bloomberg reported  that members of the Treasury Borrowing Advisory Committee (TBAC) –  made up of high-level executives  at Wall Street’s biggest investment banks and asset managers – warned in a quarterly TBAC meeting with Federal Reserve Chairman  Ben Bernanke  that farmland, junk bonds, and mortgage real estate investment trusts  were looking bubbly .  Via a Freedom of Information Act request,  Bloomberg  obtained the minutes to that meeting and has revealed some more information about what was said at the meeting  in a new report . According to the minutes, Bloomberg reporters Craig Torres and Joshua Zumbrun write that the TBAC opposed the Fed’s third round of quantitative easing – this time open-ended, unlike the previous two iterations – when it was announced in September: The advisory council opposed continued Fed accommodation on Sept. 14, a day after the conclusion of the FOMC’s two-day meeting Sept. ...

Property taxes are only part of the picture | South Salem Real Estate

Cul-de-sac  image via Shutterstock. Do you think your state’s property tax burden is too high? Before you start complaining how high property taxes are in your state, take a look at the charts below to see not only property taxes are in your state, but total taxes. 5 Ways to Find Your Home During an Inventory Shortage | South Salem NY Homes

Image
The news is out. Real estate is back. Home buyers  are in the game again, but they’re facing a huge  inventory shortage  in most markets. Some buyers make three of four offers on homes, only to keep losing out to other buyers. In this tight market, buyers and real estate agents need to think outside the box. You may need to go after homes that aren’t listed for sale. Here are five ways to do that. 1. Look for ‘expired’ and ‘withdrawn’ listings A good agent will scour the MLS for homes that were listed in the recent past but never sold. Many homes failed to sell because they were seen as overpriced at the time. Does their last list price seem like a valid price today? Chances are, the owner doesn’t realize how much the market has picked up and might still be open to selling the home. Have your agent contact the owner with a letter expressing your interest in purchasing the property. Sh...

Why no subprime 'criminals' have gone to jail | South Salem Real Estate

Editor's note: This is the first of a two-part series. "According to a recent 'Nightline' program, none of the Wall Street executives who engineered the subprime debacle have been convicted on criminal charges. Why do you think that is?" I think that the most obvious answer is the correct one: The authorities were not able to find sufficient evidence of criminal behavior in any of the cases they investigated (and they investigated many) because there wasn't any to be found. Imprudent violations of firms' own internal policies abounded, but such violations are not criminal. Underlying your question, and implicit in the "Nightline" approach, is an assumption that the subprime debacle was engineered by a profit-hungry group of lenders and investment bankers who, for some unknown reason, decided to run amuck. Given that assumption, the failure to convict anyone must mean either that law enforcement has been co-opted or that all the su...

Only you can decide if Chromebook is right for real estate | South Salem Realtor

Last week I field tested a Samsung Chromebook. Over the holidays the local Best Buy store ran out of them. They were also out of stock on Amazon.com, with a waiting list to buy one. I wanted to know what all the hype was about. I finally got my hands on a Chomebook when a family member got one and let me play with it. I borrowed the Chromebook for a few days, logging into my own Google account and testing everything I use on a day-to-day basis for real estate. via inman.com

Elliman Releases 10 Year NYC Market Report | South Salem Realtor

DE just released the “Elliman Report: Manhattan Decade 2003-2012,” and the “Elliman Report: Manhattan Townhouse 2003-2012,” the leading resources on the state of the Manhattan housing market. As always, our market reports are produced in conjunction with Miller Samuel to provide you and your clients with the most comprehensive and neutral market insight available.  The Manhattan co-op and condo market finished 2012 with the second highest number of sales in the past decade after the 2007 peak. For the fourth consecutive year, housing prices showed stability but listing inventory fell to a twelve year low, likely placing upward pressure on housing prices in 2013. Record low mortgage rates have brought new buyers into the market despite tight mortgage lending conditions. We remain encouraged about the direction of the market and will continue to keep you informed of the trends. The Manhattan townhouse market had the most sales since the market peaked in 2007 and a...

Economist says housing better, except foreclosures | South Salem Realtor

A top economist with the National Association of Realtors delivered a mostly positive housing message to the Washington Realtors Association on Wednesday, but said more needs to be done about the state’s “shadow” inventory of homes, a term to describe foreclosed or bank-owned properties. National Association of Realtors economist Dr. Lawrence Yun wasn’t able to attend, so he did his presentation over the phone from New York, spending about 30 minutes addressing about 400 real estate professionals with the Washington Realtors Association. Wednesday was “Hill Day” for the association, starting in the morning at the Red Lion Hotel Olympia. Then many headed to the Capitol Campus to lobby lawmakers about issues important to the real estate community. Yun’s housing forecast for the state and nation was upbeat; he said he expects housing markets to benefit from momentum experienced last year. Median prices should rise in the high single digit...
