Consumers ages 18-29 with a student loan in repayment generally are able to gain access to new loans and perform as well or better on those new loans as similarly aged consumers without student loans, according to a new study by TransUnion.  . In the home price race, Chicago is pulling up the rear, but it's one step ahead of New York. An index of Chicago-area single-family home values rose 3.9 percent per year from June 2011 through June of this year, according to the S&P/Case-Shiller Home Price Indices. That was the ninth-smallest increase among the 10 U.S. metro areas in Case-Shiller's 10-city composite index. San Francisco had the biggest three-year annualized gain, 13.1 percent, followed by Las Vegas, 12.2 percent, and Miami, 10.2 percent. Mortgage rates rise slightly to 4.33% | South Salem NY Homes

Average U.S. rates on fixed mortgages rose this week with the spring home-buying season beginning. Mortgage buyer Freddie Mac says the average rate for the 30-year loan rose to 4.33 percent from 4.27 percent last week. The average for the 15-year mortgage increased to 3.39 percent from 3.33 percent.   Mortgage rates have risen almost a full percentage point since hitting record lows about a year ago. Warmer weather has yet to boost home-buying as it normally does. Rising prices and higher rates have made affordability a problem for would-be buyers. Sales of new homes fell 14.5 percent in March to a seasonally adjusted annual rate of 384,000, the Commerce Department said Wednesday. If You Think the Real Estate Market Is Good, You Have a Short Memory | South Salem Real Estate

Mortgage foreclosures are at a six-year low, according to data from Back Night (formerly Lending Processing Services), and that is helping boost the vast majority of local housing markets to their best showing since 2010. Separate data from Irvine, Calif.-based RealtyTrac says 96% of 410 U.S. counties are "better off than they were four years ago," when foreclosures were at historic highs. (The 410 counties in the survey represent about 63% of the U.S. population.) There is still a downside, and a fairly substantial one: RealtyTrac reports that just 8% of county markets are "better off" than in 2006, just before the housing sector went bust in a big way.   Apparently, the housing market is in the second year of an upward trend after six years of downside price activity. The Greater Montréal Real Estate Board (GMREB) has released its residential sales statistics for the Montréal Census Metropolitan Area (CMA), based on the real estate brokers' Centris ® provincial database. In total, 36,522 residential sales were concluded in 2013, which represents a 9 per cent decrease compared to 2012. This was the third consecutive annual decrease in sales, and the first time since 2006 that the level of sales fell below 40,000 units. Ceiling for loans in high-cost areas falls to $625,500 | South Salem NY Real Estate

Beginning next year, homeowners with Federal Housing Administration loans will no longer be able to qualify for the $729,750 high-cost area loan limit. Instead, the Department of Housing and Urban Development is implementing a rule passed a few years back that moves the agency's standard loan limit for high-cost areas down to $625,500 for all FHA loans. The standard loan limit for areas where housing costs are low is expected to remain at $271,050, while the ceiling for FHA-insured reverse mortgages will stay at $625,500, HUD added. The Housing and Economic Recovery Act of 2008 technically changed the ceiling for high-cost areas, but the financial crisis and slow-moving recovery prompted Congress to delay the standard's implementation. "As the housing market continues its recovery, it is important for FHA to evaluate the role we need to play," said FHA Commissioner Carol Galante. Eight months after taking office, China's new government is still struggling to bring housing prices under control. Despite a series of measures since March, prices have kept up their relentless climb, frustrating first-time buyers and the government's urbanization drive. In October, 65 of 70 surveyed cities reported higher new home prices, according to the National Bureau of Statistics (NBS). The increases in China's four largest cities were the biggest since January 2011, Bloomberg News said. Price hikes from a year earlier ranged from 16 to 21 percent in Beijing, Shanghai, Guangzhou, and Shenzhen, the NBS reported. In November, prices rose again in 69 out of 100 cities in a China Index Academy survey, Shanghai Daily said.
