This go-round, the seller aims to bag a profit despite not having made any further renovations to the property, according to Curbed. Home flipping frenzy returns to Southland real estate market | Bedford Real Estate

Like most real estate agents, Tarek El Moussa saw much of his livelihood evaporate in the housing bust. But with prices beaten down, El Moussa also started seeing bargains everywhere. He bought a Santa Ana condo for $115,000 in 2010, made modest renovations and flipped it for a $35,000 profit. Last year, he repeated the process 20 times and this year expects to flip 50 homes. “I absolutely loved it,” El Moussa said about that first house flip. “I made a good profit, and I saw the opportunity to do it not only once, but do it over and over.” With Southland home prices rising in a fast-paced recovery, home flippers have returned to the market in force. In May, investors flipped 1,377 homes — a level not seen since the height of the housing boom, when investors turned over 1,394 homes in June 2005, according to real estate research firm DataQuick. Conducting the first study of its kind, the  Department of Housing and Urban Development  studied 50 metropolitan markets from June to October 2011 and concluded that same-sex couples were “significantly less likely than heterosexual couples to get favorable responses to e-mail inquiries about electronically advertised rental housing.” More specifically, “heterosexual couples were favored over gay male couples in 15.9% of tests and over lesbian couples in 15.6% of tests,” writes MSNBC. Home values rise 5% for sixth consecutive month | Bedford NY Real Estate

For the sixth straight month, home value appreciation was at or exceeded 5%, according to data from  Zillow . More specifically, home values rose in April to $158,300.   Home values jumped 5.2% over year ago levels, Zillow  ($59.41  0% ) reported, reaching their highest level since June 2004. A majority of the 365 metros — 55% to be exact — experienced home value appreciation in April from March. Sacramento saw the largest monthly increase, with home values jumping 3.4%. Las Vegas and San Francisco also reported monthly increases of 3% and 2.8%, respectively.   Looking forward, home values from April 2013 through April 2014 are predicted to rise 4% to approximately $164,648, according to Zillow. DEAR BENNY: What is a "hard money" loan? --Irene DEAR IRENE: Technically, it is a loan that is given in exchange for money, rather than to assist a consumer in buying a house. The latter would be called a "purchase money" mortgage. Hard-money lenders do not rely on the creditworthiness of the borrower. Instead, they look to the value of the property. The lender wants to make sure that if the borrower defaults, there will be sufficient equity in the property over and above the amount of the loan. Accordingly, you will not get a hard-money loan of 80 or 90 percent loan to value; typically, they will range from 50 to 70 percent loan to value. Such loans are considered "loans of last resort." If you are unable to get a conventional loan from a bank or mortgage broker, you may be forced to negotiate with a hard-money lender, who often are private individuals loaning money from their pension plans. via inman.com
