Wells Fargo and JP Morgan Chase Duke it Out | Chappaqua Real Estate

Wells Fargo and Chase traded positions as the industry leader in originations as new purchase mortgage originations edged up in the second quarter. Wells Fargo maintained its standing as the biggest residential lender in the country. A distant second was JPMorgan Chase, while Bank of America regained its No. 3 ranking after falling behind Quicken Loans in the first quarter. However, initial indications are that the current quarter’s production is on track for a decline according to  Mortgage Daily . Home loans funded by U.S. lenders totaled an estimated $502billion during the second quarter, according to  Mortgage Daily’s  Mortgage Lender Ranking .  The estimate was based on earnings data, publicly disclosed statistics and a quarterly survey conducted by the trade publication. Upbeat buyers push prices higher: Clear Capital | Chappaqua Real Estate

Spring home buying activity picked up in May with home prices growing 1.3% over the previous quarter and soaring 8.2% annually,  Clear Capital  said Tuesday. The yearly and quarterly gains are the result of market momentum and a low price floor, the data firm added. “May home price trends confirm the recovery continues to mature,” said Dr. Alex Villacorta, vice president of research and analytics at Clear Capital. He added, “While there’s no questioning the validity of the recovery at this point, performances at the local level remained mixed when considering strength, sustainability and relative positions to 2006 prices.” At the metropolitan level, price trends remained mixed, a reminder that the recovery is locally driven. Las Vegas takes the lead in the home value recovery, with yearly price gains of 27%. US housing starts rise, permits at 4 ½-year high | Chappaqua NY Real Estate

WASHINGTON (AP) — U.S. builders started more homes in February and permits for future construction rose at the fastest pace in 4 ½ years. The increases point to a housing recovery that is gaining strength. The Commerce Department said Tuesday that builders broke ground on houses and apartments last month at a seasonally adjusted annual rate of 917,000. That's up from 910,000 in January. And it's the second-fastest pace since June 2008, behind December's rate of 982,000. Single-family home construction increased to an annual rate of 618,000, the most in 4 ½ years. Apartment construction also ticked up, to 285,000. The gains are likely to grow even faster in the coming months. Building permits, a sign of future construction, increased 4.6 percent to 946,000. That was also the most since June 2008, just a few months into the Great Recession. And the figures for January and December were also revised higher. Case-Schiller Reports Prices Up in 19 Markets, One Down, NYC | Chappaqua Real Estate

" A dwindling supply of homes for sale is helping prices. The Standard & Poor's/Case-Shiller home price index for December shows home prices posted the biggest year-over-year increase last year in six years. Boosted by decreasing inventory and increasing demand, the 20-city index shows prices rose 6.8% in 2012 compared to the year before with price hikes in 19 of 20 major cities tracked, according to the report released Tuesday. Only New York fell, down 0.5%. On a monthly basis, the 20-city index gained 0.2% in December. Nine cities posted positive monthly gains in December. If you’re struggling to complete your tax return, students at Ossining High School may be able to help. Every Wednesday from now through April, with the exception of March 27, high school business students will be preparing taxes for community residents free of charge through the Volunteer Income Tax Assistance Program, said Debra Jacoby, the business teacher who organized the service. Students participating in the program, all of whom are studying accounting, were specially trained and had to pass a series of exams in order to qualify, Jacoby said. In addition, all returns will be reviewed by Jacoby, who is a CPA. Students will prepare returns on Wednesdays from 4 p.m. to 8 p.m. in room 111 at the high school. The service is limited to taxpayers earning less than $51,000 a year. Taxpayers must bring a photo ID, social security cards for the taxpayer and any dependents, as well as tax documents including W-2 forms, 1099s etc. via northernwestchester.lohudblogs.co...
