Noma Founder to Open Grand Central Food Hall | Mount Kisco Real Estate

Image
[Vanderbilt Hall when it hosted a Nespresso pop-up Facebook ] It's not officially a done deal yet, but Claus Meyer , one of the founders of Copenhagen's genre-defining restaurant Noma , wants to open a Scandinavian food hall in Grand Central Terminal that would have a balcony cafe , a grab-and-go coffee parlor, and a fancy "100-seat Nordic brasserie." This multifaceted Scandinavian dining complex would take over the landmarked Vanderbilt Hall space inside the station, which is where the annual holiday markets take place. Meyer and his team were the highest bidders of the 15 groups that sent in proposals for the space, and right now they're the frontrunners. Jeff Rosen, the head of real estate for the MTA, tells Flo Fab: "It just so happened that the highest rent proposal was also of the highest quality ." read more.... http://ny.eater.com/archives/2014/06/noma_founder_to_open_grand_central_terminal_food_hall.php

Home prices hold steady in August | Mt Kisco Real Estate

The median price of homes for sale on realtor.com held steady at $199,900 in August from July, but were up 6.39 percent from August 2012, according to a monthly real estate trends report from realtor.com. Inventory stood at 1.98 million in August, a 2.5 percent dip from a year ago and a 0.93 percent increase from July’s number, realtor.com data showed. Homes were on the market for a median of 92 days in August, down 8 percent from a year ago, but up 8.24 percent from July. “Where we have seen significant volatility in many markets, including double-digit declines in inventory as well as increases in median price for both yearly and monthly views, we are now looking at a housing market that much more closely resembles ‘normal,’ ” said Steve Berkowitz, CEO of realtor.com operator Move Inc., in a statement. Mount Kisco Diner Begins Expansion | Mount Kisco Real Estate

The Mount Kisco Coach Diner, Gov. Andrew Cuomo’s favorite hangout, has begun construction on its expansion. The diner is adding 1,250 square feet and 13 new parking spaces, along with providing a terrace for outdoor seating. The project was approved by the planning board earlier this year after the Mount Kisco Village Board approved a zoning change in 2010. Recently, the Paul Power’s structure, which exists south of the diner, was demolished, which was the first phase of construction. Harry Georgiou, whose family owns the diner, said it will be much larger and more convenient for customers. “We wanted to provide more space for clients and a nicer atmosphere,” Georgiou said. “We wanted to modernize the restaurant. It was time to expand.” Plans for expansion have been in the works for five years. During that time, despite the recession, the diner’s business has remained steady, giving Georgiou confidence expansion was the right idea. Georgiou’s father, Frank, a Somers resi...

More Consumers Expect Rates to Rise | Mt Kisco Real Estate

The share of consumers who believe interest rates will go up over the next year increased another 5 percentage points to 62 percent, the highest level in the three-year history of Fannie Mae’s July 2013 National Housing Survey. Consumers also expect home prices to climb 3.9 percent on average over the next 12 months, holding steady from the May and June survey results. At the same time, the share of respondents who say it is a good time to buy a house increased to 74 percent, while the share who say it’s a good time to sell a house increased to 40 percent, matching the survey high. “Consumers have taken the interest rate rise in stride. Expectations for continued improvement in housing persist, and sentiment toward the current buying and selling environment is back on track from its dip last month,” said Doug Duncan, senior vice president and chief economist at Fannie Mae. “These results are consistent with our own analysis of previous housing cycles, which finds that interest rates a...

Update your marketing, or get left behind | Mt Kisco Realtor

You update your clothing and your technology, but have you updated your marketing? If you’re still using the same old outdated tactics from five, 10 or even 20 years ago, it’s time to freshen up those old approaches with a new look for 2013. With all the buzz about video, mobile and social media, it’s easy to get caught up in the never-ending chase for the latest shiny new object. On the other hand, it’s also just as easy to become complacent and to keep on doing what you have always done. The challenge is that if you constantly chase what’s new, you don’t develop consistent systems. On the other hand, if you don’t adapt regularly, you’ll be left behind by the agents who do. So how can a busy agent like you determine what needs a remake? Here are some useful tips. 1.  Real estate is, and always will be, a face-to-face business Does calling on owners of expired listings, for-sale-by-owners (FSBOs) and door knocking still work? Absolutely! These tried and true techniques t...

30-Year Fixed Mortgage Rates Down for Second Consecutive Week | Mount Kisco NY Real Estate

Image
Mortgage rates for 30-year fixed mortgages fell again this week, with the current rate borrowers were quoted on Zillow Mortgage Marketplace at 3.35 percent, down from 3.43 percent at this same time last week. The 30-year fixed mortgage rate hovered between 3.48 and 3.33 percent for the majority of the week, dropping to the current rate this morning. “Rates dropped last week after a weaker-than-expected U.S. jobs report on Friday,” said Erin Lantz , director of Zillow Mortgage Marketplace. “This coming week, we expect rates to remain depressed as lingering eurozone concerns and Japan’s new monetary policy push investors to safer asset types like U.S. mortgage-backed securities.” Additionally, the 15-year fixed mortgage rate this morning was 2.54 percent, and for 5/1 ARMs , the rate was 2.28 percent. What are the rates right now? Check Zillow Mortgage Marketplace for up-to-the-minute mortgage rates for your state. *The weekly rate chart illustrates the average 30-year...

ProBlogger Challenge: Create a Pinterest Persona | Mt Kisco Realtor

Image
I struggled a lot when I first started managing the Pinterest account for Digital Photography School . I knew that I wanted to focus on visual curation, and that I wanted to provide a comprehensive overview of techniques and tools. There were so many possible boards I could create and I didn’t know what was the best tactic or idea. Should I spin this topic off into a separate board? Should I avoid creating this board altogether? Then I accidentally stumbled across the concept of a Pinterest persona. My partner and myself are amateur photographers and I found myself asking whether I would be interested in the content that I was pinning. If it didn’t seem relevant then I wouldn’t pin it. This saved me so much time when making decisions and has allowed the DPS brand to maintain a very consistent focus. It’s what today’s Challenge is all about. 6 ways to increase your chances of being audited | Mt Kisco Realtor

Image
Now that we've entered the tax filing season, many taxpayers' thoughts naturally turn to the subject of IRS audits. What are the chances you'll be audited by the IRS? It depends. The overall audit rate is low. In 2012 only 0.94 percent of all individual taxpayers with incomes under $200,000 were audited. Taxpayers with incomes of $200,000 to $1 million were audited at a 3.7 percent rate. However, there are a number of ways to greatly increase your audit odds. Here are six: 1. Be a real estate professional There are no statistics available on how often real estate professionals are audited, but anecdotal evidence indicates they are in the IRS' crosshairs. This is particularly true for real estate pros who own rental property and claim rental losses. Unlike everybody else, real estate professionals can be exempt  from the passive loss rules that greatly limit the ability to deduct rental property losses from other nonrental income. If you cla...

Hubzu to open up auction marketplace to brokers and agents | Mt Kisco NY Real Estate

Image
Hubzu, the online marketplace and auction platform of real estate owned properties (REO), will open up its service for licensed brokers and agents and non-REO properties in early February, the company announced today. Last fall, Hubzu completed its name change from "GoHoming.com" and announced that it would expand its user base and begin to deal with non-REO properties. The 3-year-old site is operated by publicly traded Altisource Portfolio Solutions S.A., a provider of services to mortgage lenders, loan servicers, investors, mortgage bankers, credit unions, financial services companies and hedge funds. Traditionally, all of the listings on Hubzu -- about 4,000 active currently -- are lender-owned. Most listings come from another Altisource-held company, Hubzu general manager Scott Wielar told Inman News last fall. Hubzu's new "Direct-to-Broker" channel will allow brokers and agents to list properties, both REO and traditional, on the site for a ...
