Mortgage rates are the lifeblood of the housing market. This is why the Fed began quantitative easing (or QE) in the first place. Lower rates allow homeowners to refinance. Refinancing increases homeowners’ disposable income. It also helps stimulate economic growth. Lower rates let first-time homebuyers move out of an apartment and into a house. This means higher consumption and benefits for home improvement retailers like Home Depot and Lowe’s. Consumption accounts for ~70% of the U.S. economy. Mortgage rates are flat as bonds give back last Friday’s rally and then go nowhere The average 30-year fixed-rate mortgage stayed flat to close at 4.28%. The ten-year yield rose six basis points, but mortgage rates didn’t react to last Friday’s big move in bond rates. Built by the Paris-based H20 Architects, the 625-square-foot space forks off in a distinctive Y-shape inside, with three separate wings all done up in a uniform bone-white and positioned to make the most of some truly ridiculous views. Similar to other eco-friendly cabins dotting European hillsides, the exterior was made entirely from locally sourced wood from nearby forests. Freddie Mac ( OTCQB : FMCC ) today released the results of its Primary Mortgage Market Survey® (PMMS ® ), showing average fixed mortgage rates following Treasury yields higher and coming off the May jobs report, which largely met forecast expectations. News Facts 30-year fixed-rate mortgage (FRM) averaged 4.20 percent with an average 0.6 point for the week ending June 12, 2014 , up from last week when it averaged 4.14 percent. A year ago at this time, the 30-year FRM averaged 3.98 percent. 15-year FRM this week averaged 3.31 percent with an average 0.5 point, up from last week when it averaged 3.23 percent. A year ago at this time, the 15-year FRM averaged 3.10 percent. 5-year Treasury-indexed hybrid adjustable-rate mortgage (ARM) averaged 3.05 percent this week with an average 0.4 point, up from last week when it averaged 2.93 percent. Halfway through the spring buying season, mortgage applications fell 1.2 percent for the week ending May 21 and the unadjusted Mortgage Bankers Association’s Purchase Index fell even more. It was down 2 percent in just one week–15 percent lower than it was a year ago at this time. Such a decline in borrowing to buy a home in the third week of May is virtually unprecedented, but it corresponds with the anemic sales reports from the National Association of Realtors. Sales are down year over year. April sales are down 6.8 percent from a year ago (see April Sales Disappoint ). Cash sales continue to account for a large percentage of purchases and financed purchases have fallen far below normal even though it’s easier (not a lot easier) to get a mortgage today that it was during the mini-boon of a year ago. U.S. homebuilders are feeling less confident this month in their near-term sales prospects, reflecting doubts stirred by a sluggish start to the annual spring home-selling season. Even so, builders are more optimistic that sales will perk up later this year. That would bode well for home construction, which slowed early this year as severe winter weather dampened sales in many markets. The National Association of Home Builders/Wells Fargo builder sentiment index released Thursday fell to 45. That's down one point from a revised reading of 46 in April and the lowest level in 12 months. Readings below 50 indicate that more builders view sales conditions as poor rather than good. The overall index has been below 50 since February. "Builders are waiting for consumers to feel more secure about their financial situation," said David Crowe, the NAHB's chief economist. Once a booming industry, U.S. wind power saw its growth plummet 92% last year as it wrestled with tax uncertainties and cheap natural gas. The industry is still growing but not nearly as fast, says a report Thursday by the American Wind Energy Association. It added a record 13,131 megawatts of power in 2012 but that fell to only 1,087 MW last year — the lowest level since 2004. One reason was investors' uncertainty that Congress would renew a federal wind tax subsidy. "People didn't know it would be passed ... so they weren't creating new projects" early last year, says AWEA's president Tom Kiernan. He says it takes about nine months to plan a wind farm, so the one-year extension in January 2013 didn't trigger a flurry of new wind farm construction until the second half of 2013. Foreclosure Inventory Fell 31 Percent in 2013 | Bedford NY Real Estate

There were 620,111 completed foreclosures across the country in 2013 compared to 820,498 in 2012, a decrease of 24 percent. For the month of December, there were 45,000 completed foreclosures, down from 52,000 in December 2012, a year-over-year decrease of 14 percent, according to CoreLogic .    Completed foreclosures are an indication of the total number of homes actually lost to foreclosure. Since the financial crisis began in September 2008, there have been approximately 4.8 million completed foreclosures across the country. As a basis of comparison, prior to the decline in the housing market in 2007, completed foreclosures averaged 21,000 per month nationwide between 2000 and 2006. As of December 2013, approximately 837,000 homes in the United States were in some stage of foreclosure, known as the foreclosure inventory, compared to 1.2 million in December 2012, a year-over-year decrease of 31 percent.
