This freedom to take control of your own marketing comes at a cost. The cost  is complexity and time. This  is no longer restricted to just print, TV and radio but has proliferated to  laptops, smart phones and tablets. They all have their own limitations and  parameters to be optimal. Within this technology and  media explosion there are many marketing trends that have been emerging that we  should be paying attention to. 7 Marketing Trends Here are seven trends that ...

Wayne Gretzky Lists Scottsdale Home for $3.395M | Chappaqua Real Estate

With 20 seasons in the National Hockey League (NHL) under his belt, you’d think Wayne Gretzky would be ready to settle down. But in real estate, “The Great One” is just warming up. In 2007, he sold his Thousand Oaks, CA home for $18.5 million. While that property  recently returned to the for-sale market , the former professional hockey player has listed his Scottsdale, AZ residence for $3.395 million. According to the  Los Angeles Times  and property records, Gretzky purchased the home at  6436 E Gainsborough Rd, Scottsdale, AZ 85251  in 2003 while putting the finishing touches on his 6.5-acre Sherwood Country Club estate, which he custom designed with architect Richard Landry. The Scottsdale property is an architectural gem as well, described by listing agent  Pam Wugalter  as “both sophisticated and elegant, with finishes that are of superior quality and workmanship.” Built in a Spanish-Mediterranean style, the home boasts high ceilings, vint...

In a hot real-estate market, buyers make their pitches personal | Bedford Hills Real Estate

With painfully few homes on the market and the “sweet” Medford Colonial the perfect place to raise the baby they are expecting, Elizabeth Deutsch and Brian Rosen were determined to vanquish the competing bidders. Not only did they offer $11,000 above the asking price, but they wrote the couple who owned the home a personal note. “Dear Caleb and Autumn,” it began. Small problem: Lisa, not Autumn, is the name of Caleb’s wife. Autumn is their dog, a boxer-terrier mix : beloved, but not a decision-maker in real estate matters. “They got the place anyway,” said their broker, Ed Greable of Keller Williams Realty. “The owners got a laugh out of it.” Bedford New York Real Estate | Bedford NY Homes by Robert Paul Realtor » Blog Archive » In a hot real-estate market, buyers make their pitches personal | Bedford Hills Real Estate

Concerns Regarding Interest Rate Increases | Bedford Hills Real Estate

Don’t Panic About Rising Yields Just Yet  (The Big Picture) Treasury yields have been rising recently but Barry Ritholtz says there’s no reason to be alarmed about this. “Yields have moved up from the absurdly low level of 1.5% to 2% after a 30 year move down from 17%. Some people will scream that “yields have skyrocketed 25%” (but these are the same folks who have been yelling POMO! POMO! POMO! for 146%). It’s just as silly to claim that yields have retraced only 50 bips of the 1400 basis point move. A better context is to note that yields have backed up 1/2 percent from the lows, and that will affect economic activity, earnings, and psychology in ways we may not fully recognize yet.” He also writes that Fed tightening, inflation, and increased demand for capital cause yields to go up. In this case we don’t know which it is and if it is demand for capital then that is a positive for the economy and stocks, not negative. Death Of Managing Partner Raises Concerns For Investor...

Dirty to Clean with Just a Few Cranks: Safe Drinking Water for All | Chappaqua Realtor

Image
Reminiscent of a hand-cranked bingo number generator, Poly Glu International of Osaka has developed an easy-to-use portable water purification system, Eco-Polyglu, intended for those cut off from access to clean potable water.   The mechanics of the system are simple: pour dirty water in need of cleaning into the 10-liter capacity tank, add a packet of polyglutamic acid, insert a filter, and use the hand crank to spin the tank for about one minute. Voila! You now have water that is safe to drink. Change the filter and you’re ready to go again. The system’s water tank can also be easily detached and carried like a bucket. Full video of this fantastic little contraption turning filthy liquid into crystal-clear water after the break.     “Polyglumatic acid, a type of amino acid found in natto (traditional Japanese food made from fermented soybeans) and responsible for the dish’s gooey texture, becomes entangled with contami...

Harvard's Steps To Success In Chappaqua NY | Chappaqua NY Homes

Image
Why have you been so successful in reaching some of your goals, but not others? If you aren't sure, you are far from alone in your confusion. It turns out that even brilliant, highly accomplished people are pretty lousy when it comes to understanding why they succeed or fail. The intuitive answer — that you are born predisposed to certain talents and lacking in others — is really just one small piece of the puzzle. In fact, decades of research on achievement suggests that successful people reach their goals not simply because of who they are, but more often because of what they do . 1. Get specific . When you set yourself a goal, try to be as specific as possible. "Lose 5 pounds" is a better goal than "lose some weight," because it gives you a clear idea of what success looks like. Knowing exactly what you want to achieve keeps you motivated until you get there. Also, think about the specific actions that need to be taken to reach your goal. Just promisi...

Making Decisions In Pound Ridge NY | Pound Ridge NY Homes

Image
You are paying bills at your online banking website. You have to think about what bills need to be paid when, look up your balance, decide how much to pay on your credit cards, and push the right buttons to get the payments processed. As you do this task, you are thinking and remembering (cognitive),  looking at the screen (visual), and pressing buttons, typing, and moving the mouse (motor). In human factors terminology these are called “loads”. The theory is that there are basically three different kinds of demands or loads that you can make on a person: Cognitive (thinking and remembering), Visual, and Motor. Not all the loads are equal — Each of the loads uses up different amounts of mental resources. You use up more resources when you ask people to look at something or find something on a screen (visual) than when you ask them to press a button or move a mouse (motor). You use up more resources by asking people to think or remember or do a mental ...

Home Insurance Primer For Chappaqua NY | Chappaqua NY Homes

Image
What you need to know when you are considering Home Insurance: 1. You're a statistic. To an insurer, you're not a person; you're a set of risks. An insurer bases its premium (or its decision to insure you at all) on your "risk factors," including your occupation, who you are, what you own, and how you live. 2. Know your home's value. Before you choose a policy, it is essential to establish your home's replacement cost. A local builder can provide the best estimate. 3. Insurers differ. As with anything else you buy, what seems to be the same product can be priced differently by different companies. You can save money by comparison shopping. 4. Don't just look at price. A low price is no bargain if an insurer takes forever to service your claim. Research the insurer's record for claims service, as well as its financial stability. 5. Go beyond the basics. A basic homeowners policy may not promise to entirely replace your home. ...

Selling Your Bedford NY Home in Winter | Bedford NY Real Estate

Image
Winter presents its own unique set of challenges. It is not the ideal time to put your home on the market if you live where it gets cold and rains or snows, primarily because your home won't show as well. However, there are steps you can take to brighten your home and make the showing pleasant and enjoyable for your buyers. 1) Clear a Path •Continually shovel a path through the snow, especially if it's still falling. •Footprints on freshly fallen snow will turn to ice if the temperature is low enough, so scrape the walk. •Sprinkle a layer of sand over the sidewalk and steps to ensure your buyers' stable footing. •Remember to open a path from the street to the sidewalk so visitors aren't forced to crawl over snowdrifts. •If it's raining, put a rubber mat by the front door or a container to hold wet umbrellas. 2) Let in the Light •Pull up the blinds, open the shutters, push back the drapes on every window. ...

Town of Bedford NY Needs to Cut Its Budget | Bedford NY Real Estate

Image
Bedford’s finances, which so dominated town officials’ attention in 2010, remained a preoccupation Tuesday, with even nickel-and-dime contract renewals getting the scrutiny once reserved for megadollar expenditures. In the end, virtually all of the contracts—routine renewals of such services as computer maintenance, animal control and visiting nurses—were approved. But the town board had served clear notice that at least for the foreseeable future business will be anything but usual. Indeed, even assents came amid grumbling that some service providers do not fully grasp the severity of Bedford’s fiscal squeeze and could find their contracts being "shopped around," as Deputy Mayor Peter Chryssos put it—more than once. Everyone doing business with the town had been asked to “do better” in their 2011 rates, much as town departments were required cut back this year’s funding requests. Disappointed in some of what they found, town ...
