1,000+ Sign Petition to Keep LES Open | Lewisboro Real Estate

Save Katonah-Lewisboro Schools reached a major milestone yesterday. More than 1,000 individuals have signed a petition to keep Lewisboro Elementary School open in 2014. The petition asks the Board to properly, fully and inclusively address all relevant issues of all stakeholders in order to serve the short- and long-term best interests of the community . The Board of Education continues to refer a small group of families that are interesting in stopping the school from being closed. However, 1,000+ individuals is not a small group. Given that voter turnout for the last school budget vote was 1,926 votes, we view the petition to be a political mandate for the Board to suspend the current timeline in order to properly address all relevant issues. Please sign this petition and ask local relatives, friends and neighbors to do the same, to ensure our voices are heard and we can influence the outcome of this process. The Board will hold one more public hearing on 1/16, with a final ...

PREPARING CREDIT FOR LOAN APPROVAL AFTER DAMAGE DUE TO THE ECONOMIC DOWNTURN. | North Shore Advisory Inc.

Most consumers do not understand how credit and scores work. Even if an individual has experienced a bankruptcy, foreclosure, short sale, loan modification, or just extreme late payments on a mortgage they can still participate in home ownership/loan approval again. Recently there are loan types that include shortened waiting periods for those who experienced these extreme credit damaging events. To understand the total picture of improving ones credit we must look at not just the delinquent accounts but also the value of the rest of a consumer's credit portfolio. For example: Yesterday I reviewed a credit report with a Fico score of 724. This report included a short sale from August 2013. Fico has published information about how short sales impact credit scores and if you started with a 780 and had a short sale with no deficiency balance your score could drop as low as a 655-675. Obviously the individual with the 724 Fico score after the short sale must have had a...

The March BuildFax Remodeling Index, which is based on building permit data, increased for the seventeenth straight month on a year-over-year basis as the residential remodeling industry continued to strengthen and more homeowners opted to stay where they are and remodel rather than move. Mortgage Rates Have Hit Bottom in Lewisboro NY | Lewisboro NY Real Estate

Image
MORTGAGE rates in 2010 were the lowest in six decades, but a recent and sustained increase may indicate that consumers can expect to pay more in the new year to buy or refinance a home. After hitting rock bottom in mid-November, fixed rates for 30-year mortgages, the most common type of home loan , have steadily risen. With this year’s historically low rates, “there is a good chance that we have peaked, give or take a few basis points,” said HSH Associates , an independent publisher of mortgage and consumer loan information, in its most recent trends forecast. (One basis point is 0.01 percent.) According to Christopher J. Mayer, a senior vice dean and a professor of real estate, finance and economics at the Columbia University Business School, “The window of low rates could have left us.” By Dec. 16, rates for a 30-year fixed loan rose for the fifth consecutive week, to 4.83 percent, up from 4.17 percent on Nov. 11, according to Freddie Mac , the g...

Lewisboro NY Home Prices Will Be Flat Through 2015 | Lewisboro Real Estate

Image
The recovery of housing prices will take at least four more years, according to a monthly survey of 110 leading economists and real estate experts, significantly longer than previously estimated. Housing prices will rise only 7.2 percent by 2014 and the aggregate value of U.S. single-family homes four years from now will be roughly $1 trillion less than the economists projected in May, said Terry Loeb of MacroMarkets, the firm conducting the survey, which is based upon the projected path of the S&P/Case-Shiller U.S. National Home Price Index over the coming five years.  ”For the first time, in this month’s survey, our panelists provided their expectations through 2015. Less than 3% of the panel expects negative change in 2015, and at +3.7 percent, the average of the forecasts for that year is slightly higher than the average annual rate of national home price appreciation that prevailed in the decade prior to the historic bubble.  Yet, at +7.2%,...
