Cleveland Fed Study: Negative Equity Doesn’t Lock in Jobseekers | Bedford Real Estate

Are underwater homes deterring unemployed people from moving to get new jobs? Not according to a new study from the Federal Reserve Bank of Cleveland, which finds that homeowners will relocate for a job, even if they will lose money on the sale of their home. The study found that “the lock-in effect,” a term coined to help explain why joblessness persisted so stubbornly during the recovery’s first fitful years, is really a myth. After the financial crisis, the number of homeowners who relocated from one state to another declined. At the same time, the number of homeowners who were underwater, i.e., owed more than their house was worth, increased. Some studies suggested that the decline in mobility rates was caused by homeowners being locked in to their underwater homes, contributing to higher unemployment rates. However, the data used in those earlier studies had many limitations. Using anonymous data from two major credit bureaus, a team of researchers, including the Clev...

Plans to create the world’s biggest offshore wind farm off the coast of Britain have been approved. Work on the massive Triton Knoll site – 288 giant wind turbines off the Lincolnshire coast – can now begin after the £3.6bn project was given the go ahead. It will dwarf Britain’s current largest offshore facility, the 175-turbine London Array in the Thames Estuary unveiled last week by David Cameron. Go-ahead: An offshore wind farm off the coast of Skegness in Lincolnshire When complete, the new giant windfarm will generate 1.2 gigawatts of electricity, enough to power for 820,000 homes. But critics say it will not come without a cost, as offshore power is currently subsidised by the taxpayer at three time the wholesale price of conventionally-produced electricity. And the scheme is not without controversy. As part of the project, energy giant RWE are proposing building a substation the size of 30 football pitches connected to the offshore turbines, in the Lincolnshi...

Bedford NY Real Estate Mortgage Rates | Bedford Luxury Homes

Image
Each day the Research staff takes a look at recently released economic indicators, addressing what these indicators mean for REALTORS® and their clients. Today’s update highlights mortgage rates and inflation.   The rate on a thirty year fixed rate mortgage remained relatively unchanged last week at 4.69%, but is down 26 bps from mid-April. The average annual inflation expectation in the U.S. over the next ten years declined by 9 bps to 2.39%. The decline in long term interest rates reflects conflicting signals from the latest employment report – more people employed, but a higher unemployment rate due to a bigger labor force. Incredibly, despite rising and accelerating consumer prices and producer prices, the global bond investors have largely discounted any future inflationary pressure.  If there is a change in this sentiment, interest rates could quickly spike upward.     Bedford Luxury Homes

Bedford NY Real Estate Branding | Bedford Luxury Homes Realtor

Image
An article titled “Get Google Get Hired” on TalentZoo.com last week by William Arruda got me thinking about my personal brand.  Everyone is using Google these days to learn more about a person (or to check up on how they look when others Google them).  The idea behind the article is how to measure someone’s Google Quotient and introduces an algorithm called the Online ID Calculator which measures an individual’s Google Quotient. The Online ID Calculator was created by William Arruda and Kirsten Dixson as a way to promote their book called “Career Distinction: Stand Out By Building Your Brand” .  But using the calculator is a worthwhile exercise and takes just minutes to complete.  The model uses four key measures in the calculations – volume, relevance, purity and diversity.  A link was included in the article to a short video that explains these concepts in depth . So I took their test. ...

Like Sutton Place A Lot | Luxury NY Real Estate

Image
On Manhattan's East Side near the East River is Sutton Place, which includes some of the city's most exclusive enclaves. The neighborhood takes its name from Effingham B. Sutton, a 19th-century shipping merchant and entrepreneur who made his fortune during California's 1849 Gold Rush and then built brownstones on 57th and 58th streets in Manhattan. By the early 20th century, the area became filled with tenements, but wealthy families like the Vanderbilts later transformed it.  The ritziest part of the neighborhood is dotted with pre-war buildings and properties with intricate facades designed by Rosario Candela. Most of the apartments are in exclusive co-ops whose boards require buyers to put down at least 50% cash, local brokers say. While there are commercial areas on First and Second avenues, the most exclusive areas—at the neighborhood's most-eastern end—are completely residential, without restaurants or storefronts. Residents have included Marilyn Monroe a...

US Commerce Dept Reports November New Sales - Inventory At 40 Year Low | Bedford Corners Real Estate

Image
New single-family home sales rose in November but to a lower- than- expected rate , a government report showed on Thursday, highlighting the weakness in the housing market even as the broader economic recovery gains momentum.   The Commerce Department said sales increased 5.5 percent to a seasonally adjusted 290,000 unit annual rate after a downwardly revised 275,000 unit pace in October.   Analysts polled by Reuters had forecast new home sales rising to a 300,000 unit pace in November from a previously reported 283,000 unit rate. Compared to November last year, sales were down 21.2 percent.   Housing remains mired in weakness against the backdrop of a 9.8 percent unemployment rate and high foreclosures. Data on Wednesday showed sales of previously owned homes rose last month but remained at depressed levels.   At November's home sales pace, the supply of new homes on the market fell to 8.2 months' worth from 8.8 months' worth in October. There were...

Gas vs. Wood Burning Fireplaces | Bedford Hills NY Homes

You plan to build your dream home. You've pored through home plan books, picked out the perfect design, found a beautiful lot in a great neighborhood and worked out a deal with a well-regarded builder. After years of rental apartments and settling for less, you've earned this home. You've promised yourself some of the amenities you've always wanted and, not surprisingly, a few well-placed fireplaces top that list. Your new home will include a fireplace in the family room so that, after a day of sledding, the kids can warm chilled fingers and toes and hang soggy mittens and mufflers up to dry. A second fireplace in the living room adds an elegant touch to formal gatherings, and in the master suite, yet another fireplace serves as a romantic backdrop. Perhaps even more important than adding some old-time charm and comfort to your new home, a fireplace also answers that nagging question, "Where will we hang the Christmas stockings?" Before you settle d...

Bedford NY Increases Real Estate Taxes With New Budget | Bedford NY Real Estate

Image
Barring unlikely last-minute changes, Bedford property taxes will climb 2½ percent next year despite across-the-board cuts in the town's discretionary spending. At a public hearing Tuesday, the town board formally unveiled its tentative 2011 budget, which calls for $25.1 million in spending, largely financed by a property-tax rate of $29.38 and higher fees for town services. The budget presented Tuesday night would automatically take effect Jan. 1 if the town board does not act on it by Dec. 20. It cuts all departments' spending, as it has for the past three years. In 2011, however, the departmental funding reductions, averaging about 10 percent, will extend to the town's three libraries, which had been spared in the earlier economies. Saying he spoke for all the libraries, Ed Baum, president of the Katonah Village Library board of trustees, told the board, "We are living in an atmosphere of great uncertainty." Besides Baum, only Fiona Mitchell of Bedford ...

Home Mortgage Rates Ckimb in Bedford NY | Bedford NY Real Estate

Home-mortgage rates climbed this week, with the average rate on the 30-year fixed-rate mortgage at its highest since the end of June, according to Freddie Mac's weekly survey of conforming mortgages, released on Thursday. Rates on the 30-year mortgage averaged 4.61% for the week ended Dec. 9, up from 4.46% last week. It is the fourth week in a row that the mortgage rate rose; it averaged 4.81% a year ago. "Interest rates for 30-year fixed mortgages are now almost a half percentage point higher than the record low set in mid-October, which for a $200,000 conventional loan amounts to $50 more in monthly payments," said Frank Nothaft , chief economist, Freddie Mac, in a news release. Fifteen-year fixed-rate mortgages also rose this week, averaging 3.96%, up from last week's 3.81%, according to the survey. The mortgage averaged 4.32% a year ago. Meanwhile, adjustable-rate mortgages also moved higher, with the five-year Treasury-indexed hybrid adjustable-rate mortg...
