Detroit Prices up 28% | Bedford Corners Real Estate

Sold prices rose 28 percent in Detroit over the past year, topping the list of Pro Teck Valuation Services’ Home Value Forecast. Others included in the list were Palm Bay, FL; Port St. Lucie, FL; Merced, CA; and, San Francisco, CA. “While Detroit has seen healthy gains this year, the Home Value Forecast rating system shows that Detroit is still a soft market,” said Tom O’Grady, CEO of Pro Teck Valuation Services. “Although examining one indicator is helpful, it’s important to analyze several home price indicators to best understand the health of a real estate market.” This month’s HVF update also looked at the Collateral Analytics forecast for those top markets and found that San Francisco home prices are at an all-time high while Detroit is still trying to return to pre-crash levels. In Home Value Forecast’s rating system Detroit’s market is considered “soft” while San Francisco is “strong.” They also noted that that while recent gains have been encouraging in Port St. Lucie, h...

California housing market underperforms in July | Bedford Corners Real Estate

July was not a strong month for the California housing market as the state continued to underperform. California pending homes sales dropped in July, with the pending home sales index falling 2.3% from 107 in June to 104.5 in July, based on signed contracts, according to the  California Association of Realtors. However, the month-to-month drop was consistent with seasonal trends. This is also down 9.2% from 115.1 in July 2013. “Pending sales have been down year to year since October 2012, but the pace appears to be decelerating as the decrease in July was smaller than the average in the last six months. Pending home sales are forward-looking indicators of future home sales activity, providing information on the future direction of the market,” CAR said. As noted in the 3 facts crippling California’s housing recovery , the combined share of all distressed property sales continued to decrease in July, dropping from 9.7% in June to 9.4% in July. On the other side, the share...

Where Should Simon Cowell Rent in the Hamptons? | Bedford Corners Real Estate

Image
[ Simon Cowell/wikipedia ] Last year, we suggested some East End houses for entertainment mogul Simon Cowell to buy along with his baby mama Lauren Silverman . Cowell unaccountably failed to heed our advice, and now word has it that he and Lauren are looking to rent a place this summer . [Update: they rented a place in Bridgehampton!] Since we are nothing but obliging, we ferreted out some rentals for him. We decided to skip the more obvious homes like Joe Farrell's Sandcastle (pictured above) this time (although we do think it would be perfect for Cowell). Which do you think Cowell should take? read more.... http://hamptons.curbed.com/archives/2014/05/28/where_should_simon_cowell_rent_in_the_hamptons.php

U.S. Housing Starts Rise Less Than Expected, Permits Fall | Bedford Corners Real Estate

U.S. housing starts rose less than expected in March and building permits fell, pointing to underlying weakness in the housing market that could persist despite better weather. The Commerce Department said on Wednesday groundbreaking increased 2.8 percent to a seasonally adjusted annual rate of 946,000. February's starts were revised to show a 1.9 percent rise rather than the previously reported 0.2 percent fall. Economists polled by Reuters had expected starts to rise to a 973,000-unit rate last month. While a brutally cold winter weighed on home building in December and January, activity has also been hampered by shortages of building lots and skilled labor as well as rising prices for materials. A report on Tuesday showed homebuilders in April were still downbeat about the sector's near-term prospects. The housing market is under strain from higher mortgage rates and elevated house prices that are sidelining potential buyers. http://www.foxbusiness.com/business-le...

Fla.'s Housing Market Continues Positive Track in Oct. 2013 | Bedford Corners Homes

Florida's housing market continued its upswing in October 2013, with more closed sales, higher median prices, more new listings and a stabilizing supply of homes for sale, according to the latest housing data released by Florida Realtors®. "Florida's economy continues to improve, and that's good news for the housing market," said 2013 Florida Realtors President Dean Asher, broker-owner with Don Asher & Associates Inc. in Orlando. "October marks 23 months in a row that statewide median sales prices rose year-over-year for both single-family homes and for townhouse-condo properties. Last month, the median days on market (the midpoint of the number of days it took for a property to sell) was 46 days for single-family homes and 48 days for townhouses and condos. That means 50 percent of homes on the market in Florida sell in less than two months. "On average, sellers received about 94 percent of their asking price in October. Interested home sell...

George Soros’ son chops ask of Nolita townhouse to $10.8M | Bedford Corners Real Estate

Image
From left: 5 Centre Market Place and Robert and Cortney Novogratz Gregory Soros, an artist and son of hedge fund mogul George Soros, chopped the price of his gun shop-turned-townhouse to $10.75 million. Cortney and Robert Novogratz, stars of “Home by Novogratz” and “9 by Design,” designed the five-story home at 5 Centre Market Place in Nolita, which Soros bought in 2010 for $11.99 million . It features Venetian plaster, a terrace with cherry trees and a domed rooftop basketball court. But it had none of those things when the Novogratzes purchased it in 2004 in the form of a gun shop. Soros listed it in April with Leslie J. Garfield & Co. for $100 above the purchase price, Curbed reported. Now, it’s back on the market and listed with Patty Larocco of Town Residential. Midtown east rezoning plan in danger | Bedford Corners Real Estate

As the City Council prepares to vote next week on the controversial plan to rezone a huge swath of one of the city's busiest commercial neighborhoods, it increasingly looks like the final decision on the last major project of the Bloomberg administration may be put off until next year for the new de Blasio administration. As part of a Department of City Planning proposal that would impact a 73-block area surrounding Grand Central Terminal in midtown east, the city would offer landlords the opportunity to increase the height and bulk of their towers by buying air rights from the city. The proceeds of those sales would be used to redevelop mass transit access and pedestrian networks in the area. While the 75-page proposal is rife with intricate details, it is aimed mainly at revitalizing what is increasingly seen as an outdated midtown east. But some of those details are proving to be politically insurmountable, despite heavy pressure from the Bloomberg administration in its waning...

Airy Westchester County Chapel Conversion Asks $659K | Bedford Corners Real Estate

Image
Location: Irvington, N.Y. Price: $659,000 The Skinny: Converting churches to upscale residences has been a thing for a while now, and whether it's that worship spaces tend to come pre-equipped with desirably high ceilings or that a certain type of homebuyer craves a home with a divine backstory, the trend continues apace with this nifty Irvington, N.Y. redo. The 1875 former village chapel has the aforementioned vaulted ceilings plus exposed beams aplenty, a brand-new eat-in kitchen, and tons of natural light. The cavernous open-plan ground floor has mercifully been equipped with echo-slaying acoustic panels, and a two-bedroom, one-bathroom modern addition supplements the rather bare-bones loft (which the listing generously counts as a third bedroom) and main bathroom. The conversion is listed for $659K —about half the average listing price for the area—but young families looking for a unique yet affordable toehold in the Westchester County market might take note of the shortag...
