Noma Founder to Open Grand Central Food Hall | Mount Kisco Real Estate

Image
[Vanderbilt Hall when it hosted a Nespresso pop-up Facebook ] It's not officially a done deal yet, but Claus Meyer , one of the founders of Copenhagen's genre-defining restaurant Noma , wants to open a Scandinavian food hall in Grand Central Terminal that would have a balcony cafe , a grab-and-go coffee parlor, and a fancy "100-seat Nordic brasserie." This multifaceted Scandinavian dining complex would take over the landmarked Vanderbilt Hall space inside the station, which is where the annual holiday markets take place. Meyer and his team were the highest bidders of the 15 groups that sent in proposals for the space, and right now they're the frontrunners. Jeff Rosen, the head of real estate for the MTA, tells Flo Fab: "It just so happened that the highest rent proposal was also of the highest quality ." read more.... http://ny.eater.com/archives/2014/06/noma_founder_to_open_grand_central_terminal_food_hall.php

Frank Lloyd Wright Prefab Lists for the First Time at $795K | Mount Kisco Real Estate

Image
One of eleven prefab homes in existence designed by Prairie School poobah, progenitor, and high priest Frank Lloyd Wright has hit the market for the first time ever at $795K . If the fact that Wright designed prefabs comes as a surprise, it's probably because of prefabricated construction's strong associations with retro-futuristic bubble houses , easy-assembly "glamping" shacks , artsy party barges , and other such flights of fancy, but Wright did in fact do a bit of prefab dabbling with developer Marshall Erdman, the Lithuanian-American builder that commissioned the First Unitarian Society of Madison from him in 1946. Wright discovered that Erdman was selling prefabs, and offered to design him a few models that could be offered for $15K, which was about half the price that Erdman was charging for some of his own. By spring of 1956, Wright had finalized plans for a trio of Usonian - style homes to be built exclusively by Marshall Erdman and Associates. This ...

New reports suggest slow down in housing market recovery | Mount Kisco Real Estate

ALISON STEWART: For a few years now, we’ve been hearing a great deal about the nation’s housing recovery. But recent reports suggest that trend might be slowing. If it is, it could have a significant impact on the nation’s overall economic health. For more about this, we’re joined now by Michelle Conlin, she’s a senior correspondent with Reuters. And Michelle, the reports everybody’s sort of taking a look at, they say that existing home sales are at their lowest in about 18 months of July 2012 and new home sales are down by about 14 percent as compared with this time last year. So what’s happening in the past 12 to 18 months.   MICHELLE CONLIN: Well, one thing that’s happening, is that in order to have a health housing market you have to have a healthy first-time buyers group. I mean, first time buyers are the engine of the housing market and they have virtually been locked out of this market by various things. I mean one thing that they’ve been locked out by is pretty tight...

"This was where the Smoke Tree crowd would go to get away from everyone," the listing agent for the property tells the ...

Things to Do Before You Sell Your Home | Mount Kisco Real Estate

Given an improving economy, more confidence and the prospect of higher mortgage rates, many homeowners are gearing up to list their homes in what is expected to be a very busy and competitive selling season. As you spruce up your home to make it warm and welcoming, you must begin by cleaning and eliminating clutter. Buyers need to imagine that they are already living there, and things like family photos, religious decor, kitschy memorabilia and other knick knacks, make it all the more difficult. You should be making minor repairs. Little things, like a leaky faucet or chipped paint on a baseboard, can suggest to buyers that you might not be maintaining the house in other ways, too. Here are a few other things to consider: Price it right Sure, inventory, while expected to rise, currently remains limited. This allows you, to some degree, to name your price. While it’s easy to fixate on what you paid for the house or the dollar figure you need to get out of your home, it’s sma...

Mount Kisco Diner Begins Expansion | Mount Kisco Real Estate

The Mount Kisco Coach Diner, Gov. Andrew Cuomo’s favorite hangout, has begun construction on its expansion. The diner is adding 1,250 square feet and 13 new parking spaces, along with providing a terrace for outdoor seating. The project was approved by the planning board earlier this year after the Mount Kisco Village Board approved a zoning change in 2010. Recently, the Paul Power’s structure, which exists south of the diner, was demolished, which was the first phase of construction. Harry Georgiou, whose family owns the diner, said it will be much larger and more convenient for customers. “We wanted to provide more space for clients and a nicer atmosphere,” Georgiou said. “We wanted to modernize the restaurant. It was time to expand.” Plans for expansion have been in the works for five years. During that time, despite the recession, the diner’s business has remained steady, giving Georgiou confidence expansion was the right idea. Georgiou’s father, Frank, a Somers resi...

More Consumers Expect Rates to Rise | Mt Kisco Real Estate

The share of consumers who believe interest rates will go up over the next year increased another 5 percentage points to 62 percent, the highest level in the three-year history of Fannie Mae’s July 2013 National Housing Survey. Consumers also expect home prices to climb 3.9 percent on average over the next 12 months, holding steady from the May and June survey results. At the same time, the share of respondents who say it is a good time to buy a house increased to 74 percent, while the share who say it’s a good time to sell a house increased to 40 percent, matching the survey high. “Consumers have taken the interest rate rise in stride. Expectations for continued improvement in housing persist, and sentiment toward the current buying and selling environment is back on track from its dip last month,” said Doug Duncan, senior vice president and chief economist at Fannie Mae. “These results are consistent with our own analysis of previous housing cycles, which finds that interest rates a...

Housing Prices Continue Climbing | Mount Kisco Real Estate

The solid housing recovery is supporting further gains in home prices, according to the Standard & Poor’s/Case-Shiller report released Tuesday. Kathleen Madigan joins MoneyBeat with details. Home prices in 10 major U.S. cities increased 11.8% in the year ended in May, according to the S&P/Case-Shiller home price index. Home values in 20 cities were up 12.2% on the year, compared to a 12.4% gain projected by economists. On a non-seasonally adjusted basis, the 10-city index increased 2.5% in May from April, and the 20-city index increased 2.4%. Prices in Dallas and Denver surpassed their pre-financial crisis peaks set in June 2007 and August 2006, respectively. “This is the first time any city has made a new all-time high,” the report said. In addition, five cities—Atlanta, Chicago, San Diego, San Francisco and Seattle—posted monthly gains of more than 3% for the first time, said David M. Blitzer, chairman of the Index Committee at S&P Dow Jones Indices. B...

Survey says: Hispanic investors face housing challenges | Mt Kisco Real Estate

Despite financial confidence and an overall optimistic outlook, debt remains a top concern for many Hispanic investors, according to a recent survey. Twenty-five percent of Hispanics surveyed are more concern about losing their home, compared to 12% for the overall population,  Wells Fargo   ($41.25  0% )  said in its latest survey. While Hispanic investors appear to be taking steps towards saving, there is still anxiety about having enough for retirement. “Hispanic investors are facing tremendous challenges when it comes to saving for retirement. We are seeing immediate financial concerns like covering household bills and mortgage payments are interfering with their ability to put money away toward retirement,” said David Roda, regional chief investment officer for Wells Fargo Private Bank. He added, “These are complex challenges where one size doesn’t fit all in terms of a possible course of actions, but we would certainly encourage all investors to double...

As Home Prices Rise, Consumer 'Wealth Effect' May Be Smaller | Mt Kisco Real Estate

Image
The “wealth effect” is a term coined by economists to describe consumers’ tendency to spend more when their wealth has increased. It spurred the U.S. economy forward for decades as the market value of homes rose. It was easy for Americans to take out new mortgages and pocket the proceeds for trips to the mall or a second car. The equity extracted through these mortgages, known as cash-out refinancings, rose from $26 billion in 2000 to $321 billion in 2006. Home-equity loans, which do not require a new mortgage, also fueled the frenzy. Economists figured that every dollar increase in housing wealth produced an extra 3¢ to 5¢ in spending. Home prices are rising again, but the wealth effect “is much smaller,” says Amir Sufi, a professor of finance at the University of Chicago Booth School of Business. Sufi reckons that each dollar gain in housing wealth today may yield as little as 1¢ in extra spending. U.S. Department of Commerce data show that consumer spending has grown a...
