Making Your Kitchen Great | Mt Kisco Real Estate

Image
Finding ways to cozy up the utilitarian elements of the kitchen can be challenging. While paint, window coverings and accessories begin to warm up the most popular room in the house, the right seating can take the space to the next level. A variety of seating options can create an interesting and inviting kitchen in your home. Freestanding banquette Full of design style, a freestanding banquette creates ample seating and allows your inner designer to come out. You can upholster a banquette in any fabric, so the options for sophisticated or durable choices are endless. Tuft the back and bring on the curves for a tailored and traditional feel, or keep things straight and streamlined for a more modern look. The beauty of a freestanding banquette is that it can be repositioned into another space if you change your mind about your kitchen’s design. Frank Lloyd Wright Prefab Lists for the First Time at $795K | Mount Kisco Real Estate

Image
One of eleven prefab homes in existence designed by Prairie School poobah, progenitor, and high priest Frank Lloyd Wright has hit the market for the first time ever at $795K . If the fact that Wright designed prefabs comes as a surprise, it's probably because of prefabricated construction's strong associations with retro-futuristic bubble houses , easy-assembly "glamping" shacks , artsy party barges , and other such flights of fancy, but Wright did in fact do a bit of prefab dabbling with developer Marshall Erdman, the Lithuanian-American builder that commissioned the First Unitarian Society of Madison from him in 1946. Wright discovered that Erdman was selling prefabs, and offered to design him a few models that could be offered for $15K, which was about half the price that Erdman was charging for some of his own. By spring of 1956, Wright had finalized plans for a trio of Usonian - style homes to be built exclusively by Marshall Erdman and Associates. This ...

New reports suggest slow down in housing market recovery | Mount Kisco Real Estate

ALISON STEWART: For a few years now, we’ve been hearing a great deal about the nation’s housing recovery. But recent reports suggest that trend might be slowing. If it is, it could have a significant impact on the nation’s overall economic health. For more about this, we’re joined now by Michelle Conlin, she’s a senior correspondent with Reuters. And Michelle, the reports everybody’s sort of taking a look at, they say that existing home sales are at their lowest in about 18 months of July 2012 and new home sales are down by about 14 percent as compared with this time last year. So what’s happening in the past 12 to 18 months.   MICHELLE CONLIN: Well, one thing that’s happening, is that in order to have a health housing market you have to have a healthy first-time buyers group. I mean, first time buyers are the engine of the housing market and they have virtually been locked out of this market by various things. I mean one thing that they’ve been locked out by is pretty tight...

"This was where the Smoke Tree crowd would go to get away from everyone," the listing agent for the property tells the ...

Survey says: Hispanic investors face housing challenges | Mt Kisco Real Estate

Despite financial confidence and an overall optimistic outlook, debt remains a top concern for many Hispanic investors, according to a recent survey. Twenty-five percent of Hispanics surveyed are more concern about losing their home, compared to 12% for the overall population,  Wells Fargo   ($41.25  0% )  said in its latest survey. While Hispanic investors appear to be taking steps towards saving, there is still anxiety about having enough for retirement. “Hispanic investors are facing tremendous challenges when it comes to saving for retirement. We are seeing immediate financial concerns like covering household bills and mortgage payments are interfering with their ability to put money away toward retirement,” said David Roda, regional chief investment officer for Wells Fargo Private Bank. He added, “These are complex challenges where one size doesn’t fit all in terms of a possible course of actions, but we would certainly encourage all investors to double...

6 ways to increase your chances of being audited | Mt Kisco Realtor

Image
Now that we've entered the tax filing season, many taxpayers' thoughts naturally turn to the subject of IRS audits. What are the chances you'll be audited by the IRS? It depends. The overall audit rate is low. In 2012 only 0.94 percent of all individual taxpayers with incomes under $200,000 were audited. Taxpayers with incomes of $200,000 to $1 million were audited at a 3.7 percent rate. However, there are a number of ways to greatly increase your audit odds. Here are six: 1. Be a real estate professional There are no statistics available on how often real estate professionals are audited, but anecdotal evidence indicates they are in the IRS' crosshairs. This is particularly true for real estate pros who own rental property and claim rental losses. Unlike everybody else, real estate professionals can be exempt  from the passive loss rules that greatly limit the ability to deduct rental property losses from other nonrental income. If you cla...

As of 5:30 p.m., Con Edison reported approximately 28,000 customers out of service. There were about 12,600 customers out of service in Westchester County; 8,700 in Queens; 5,100 in Brooklyn; 1,400 in the Bronx; 400 in Staten Island; and fewer than 100 in Manhattan. Con Edison has restored service to more than 1 million customers since Hurricane Sandy, which was by far the most destructive storm in company history, struck the New York area. It’s been a massive job. Crews have replaced 60 miles of electrical wiring and gone to t...
