New home mortgage apps free-fall in August, down 9% | North Salem Real Estate

Mortgage applications for new home purchases plunged 9% in August from the July level, according to the Mortgage Bankers Association Builder Application Survey. This comes a day after the MBA reported mortgage applications for the week ending Sept. 5 plummeted 7.2% . By product type, conventional loans composed 68.9% of loan applications, Federal Housing Administration loans composed 15.7%, RHS/USDA loans composed 1.0% and Veteran’s Administration loans composed 14.3%.  The average loan size of new homes increased from $297,253 in July to $300,443 in August. The data are not seasonally adjusted. The MBA estimates new single-family home sales were running at a seasonally adjusted annual rate of 424,000 units in August 2014, based on data from the BAS.  The new home sales estimate is derived using mortgage application information from the BAS, as well as assumptions regarding market coverage and other factors. Case-Shiller: October Price Increases Reach 13.6 Percent Year-over-year | North Salem Real Estate

Prices on both S&P/Case-Shiller Home Price Indices reached their highest year-over-year gain in nearly eight years in October as they rose 0.2 percent over September. It was the seventeenth consecutive month that both the 10 and 20-city indexes increased on an annual basis. “Home prices increased again in October,” says David M. Blitzer, Chairman of the Index Committee at S&P Dow Jones Indices. “Both Composites’ annual returns have been in double-digit territory since March 2013 and increasing; now up 13.6% in the year ending in October. However, monthly numbers show we are living on borrowed time and the boom is fading. Eighteen cities posted lower monthly rates in October than in September. After 19 months of gains, San Francisco showed a slightly negative return. JPMorgan Said to Agree to Details of $13 Billion Accord | North Salem Real Estate

JPMorgan Chase & Co. has resolved the last obstacles to a record $13 billion settlement of civil state and U.S. probes over the sale of mortgage bonds, clearing the way for a deal today after months of negotiations, two people briefed on the matter said. The accord includes a previously disclosed $4 billion settlement to end a 2011 Federal Housing Finance Agency lawsuit, said one of the people, who asked not to be identified because the discussions are private. While the deal would mark the largest amount paid by a financial firm in a settlement with the U.S., the Justice Department is still probing JPMorgan’s recruiting practices in Asia, energy trading and its relationship with Ponzi scheme operator Bernard Madoff . Price: $2,900,000 The Skinny: When David and Mary Peebles bought this 150-acre Virginia estate in 1958, the manor house, an 1810 Georgian built by William Blackhouse , had no electricity, central heating, or plumbing. Only the third owners in the property's history, they began restoring it in 1964, retaining much of the early-19th-century character, which had been practically unaltered since construction, and adding wings to both sides of the house, as well as a swimming pool and tennis court. They moved in the following year, naming the estate Lisburne after a Massachusetts land grant given to one of their ancestors, and set about stocking it with antique furniture and artwork. By the late '90s, their collection had grown so large that they were forced to open shops where they could sell off some of their pieces. The home is now listed for $2.9M . Flood insurance ‘crisis’ may hurt St. Pete Beach real estate market | North Salem Real Estate

City officials are worried that rising federal flood insurance costs for home and business owners will pummel the local real estate market and property tax revenue. “There is a looming flood insurance crisis that is about to hit us,” Vice Mayor Marvin Shavlan told the City Commission this month. Evidence of that crisis is already apparent as real estate sales fall through when buyers discover that their flood insurance bills could be as high as $24,000 a year, Shavlan said. “It will significantly slow down the real estate market. People are scared to buy older homes,” agreed Jake Holehouse, an agent at Holehouse Insurance in St. Petersburg and a longtime St. Pete Beach resident. “We are all very concerned about the outcome,” said Doug Swain, an agent at Re/Max Preferred in St. Pete Beach.
